This home has 2 bedrooms and 1.5 baths. Here’s the layout:

• Downstairs: Open concept living room, dining and kitchen, with half bath
• Back yard: Water views, sunset views, seating, grill, smokeless fire pit, beach gear, and detached laundry room with sports gear
• Upstairs: Full bathroom with private entrance from main bedroom
• Main bedroom: King bed, folding mini crib, Roku streaming TV, blackout curtains, sound machine, LED fireplace + heater, and private balcony overlooking canal with partial ocean views
• Guest bedroom: 2 Queen beds, Roku streaming TV, sound machine

Up to 2 dogs under 25lbs allowed with $150 fee
If your dog is over the weight limit please send an inquiry!

Dogs must be :
- house trained
- up to date on rabies vaccination
- treated for fleas & ticks
- kept off furniture
- leashed when outside
- crated when left home alone for extended periods if not well trained
- walked outdoors for all bathroom needs, no puppy pads

Entire space except locked owner’s closet is accessible for guests. Please make yourself at home.

We don’t live locally but will do our best to respond to messages and handle any issues promptly.

Please be mindful you’re staying in our family vacation home, not a hotel. Please treat our place with respect.

Q: How close is the beach?
You can see waves from the balcony! It’s an easy 5 minute or less walk to the private beach access.

Q: Is early check in or late check out available?
While this is not always possible, please send a request and we will work with housekeeping to do our best to accommodate you.

Q: Are pets allowed?
Yes! Please see our full pet policy in the House Rules section. Our welcome guide lists all the best pet friendly places in the area. Unfortunately pets are not allowed on the resort private beach access.

Q: Are there any parking or resort fees?
No! Resort access and parking for 2 vehicles are included free with your stay.

Q: Are resort amenities like mini golf included?
Yes! You can enjoy pickleball, mini golf, tennis, shuffleboard, the gym, and 11 pools included with your stay! We provide pickleball and mini golf gear for you to use.

Q: What else is nearby to do?
We are walking distance to over a dozen dining & entertainment options, and a 5-10 minute drive to attractions of all kinds. A welcome guide will be linked in your booking confirmation as well as posted on the fridge.

**Resort Rules**
Guest is responsible for any fines incurred for violating rules of the resort. HOA fines $100 for each violation
- Maximum occupancy 6 persons
- Booking party of age 21 or older must provide government photo ID upon booking and remain on property overnight for each night of the reservation
- No bodily fluids of any kind in any pool
- Pets must be leashed when outside
- No animals on the pool deck or in the pool
- Pet waste should be picked up and disposed of promptly, pet waste stations are located around the resort
- Parking pass must be displayed prominently in vehicle
- No reckless driving of golf carts, golf cart drivers must be at least 16 years old
- Quiet hours are from 11pm-7am
- Kimberly Drive is a one way street, pay attention to signage indication direction
- No jumping, forcing, or otherwise breaching any fence or gate
- Maximum 2 pets per unit

**House Rules:**
- No smoking, vaping or e-cigarettes on the property
- Lost key card will incur a $50 replacement charge per lost card
- Please refrain from eating and drinking in beds
- No events to be hosted at property
- No pets outside of the Pet Policy unless given prior approval from Host
- Any damage to the property must be reported immediately to the Owner
- Parking is provided for 2 vehicles only in designated spaces in front of the unit
- Parking elsewhere subjects vehicles to be towed at Guest’s expense
- Parking trailers, boats and overnight commercial vehicles is prohibited
- A public parking lot is available next to the resort, please inquire if needed
- Upon checkout, please empty trash, place used towels in a laundry basket, run the dishwasher and replace key cards where they were found


Beach gear guidelines
1. Gear supplied may not exactly match listing photos, beach gear is not guaranteed.
2. Please pull beach wagon around the unit rather than taking it through the house if possible.
3. Guest assumes all liability for gear use while not on host property.
4. Guests are responsible for returning items after each outing. Anything left on beach overnight may be discarded by beach patrol.
5. Before checkout please ensure supplies are left in the condition and location you found them.
