Come stay under the trees in this secluded home off River Road. The Way Cool is a relaxed country-style home that gives you that good country feeling every time you return. The surrounding trees keep you in the shade even on the brightest of Concan days. The BBQ Pit and the wrap-around porch are where you’ll spend most of your mornings and evenings at the Way Cool. And when you book with Concan VIP, you get free access to the Frio at Gravel Bar/7 Bluffs…just minutes away.

Sleeping out in the country
You’ll sleep soundly in our 4 bedrooms with bathrooms shared throughout the house.

Bedroom 2 - queen bunk beds, (weight capacity – 500 lbs – top/bottom)
Both rooms come with private 1/2 bath with shared shower. (The shower isn't ADA Certified, but it is walk-in and ideal for those with mobility issues.)

Our kitchen was made to feed your army of kids, aunties, uncles, cousins, and friends. With a ton of counter space, plus a HUGE kitchen table, there is room for everyone to pitch in with chopping, slicing, and marinating, and necessary to make every meal memorable…even the clean-up. You’ll have all the typical major appliances at your disposal plus a washing machine and dryer on site.

Living room luxury
Take a break from the heat and the river in the living room with our leather sectional, wall-mounted Smart-TV, and candle-lit fireplace. The shady front porch is also beckoning.

We love sitting on the front porch to swap stories, swing our kids, and make the most of our good times together. *Bring your water gun collection to watch the fun come to life after dinner*.

The BBQ pit is under the trees, keeping you shaded while you grill up your world-famous brisket or veggies. Make sure you pick up some charcoal on your way to the Concan.

The deer are pretty friendly, especially since they know we keep a stash of Deer Corn at the house for our guests. We also have cornhole and a washer pit to help you unwind after dinner.

PRO TIP: Make sure you stop in Ulvade before you get to Concan for groceries. Concan is so small, there is no grocery store.

You’ll have plenty of space at Way Cool but you’re not far from the action. River Road connects you to everything in and around Concan, including the Frio, Garner State Park, Frio Bat Country, and Frio Valley Ranch Golf Course.

Our management team will be happy to supply you with a full list of house rules but as a heads up…

Absolutely NO PETS. ZERO EXCEPTIONS.

We have smoking areas, exterior to the home, that will keep fire risk low, please use those if needed.

The renter must be at least 25 years of age and sign the rental agreement before confirming your rental.

We will ask for your phone number and email address before arrival as well. We will NEVER use this information for marketing purposes without your expressed permission. This is simply so that we can reach you during your stay. Cell phone service is spotty and we can't count on the platform you have booked through to ensure great communication during your stay. If you have any questions about this policy, please feel free to contact us through the platform regarding this request.

CHECK-IN IS LOCATED NEAR ANDY'S ON RIVER ROAD!
This home is managed by Concan VIP Property Management, LLC. Our office is the little white building around the back.

The guest who made the reservation will be required to check in and provide a current driver's license and 2 credit cards to have on file plus sign the VIP Rental Agreement. Please keep in mind that even if booked through VRBO you still will have to provide a copy of D/L, 2 CREDIT CARDS, and sign VIP Rental Agreement. This rental agreement includes asking for contact information during your stay (email and phone number). This information will never be used for marketing purposes without your expressed permission.
