Located in the St. Nicholas neighborhood just a small drive from the shops and heart of Jacksonville. Very close to downtown. If you are looking to stay near one of the most coveted areas in Jacksonville, this is where you need to be.
This beautiful entire home can sleep 8 and has all you that need to stay comfortably like a local.
Next to Riverside, Avondale, Jacksonville, Orange Park, San Marco, Downtown Jacksonville, Jacksonville Beach, Neptune Beach, Ponte Vedra Beach, St. Augustine.
The space
Home has 2 bedrooms with dedicated clothing storage. There is also an enclosed office space located off the living room that has been converted into extra sleeping space. Room contains a day bed with pull out trundle.
Guest access
You will have access to all of the main house including washer and dryer units in the garage which has an entry just outside of the kitchen door.
There is a cottage located at the rear of the property which has it's own entry and side fence access. Tenants of the cottage will park ONLY on the street and not on the main house drive way. Cottage is NOT accessible to main house tenants unless pre-arranged with host.
Other things to note
This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. My cleaning service is very good but you may notice an occasional dog/cat hair here and there.
We do charge a pet fee of $40/day per pet that you bring with you. This reduces to $200/week per pet and $400/month per pet for longer term guests. Please submit a special offer with this additional fee included when you book the unit.
***If you neglect to inform us ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***
If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion.
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $150
3+ hr early arrival/late departure: $200 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
If this is outside of your comfort zone then this home may not be a good fit for you.
***Please do not park on the grass/in the yard. Any evidence of grass/yard parking and/or subsequent damage to the yard will result in a $500 charge.***
***Smoking is strictly forbidden anywhere INSIDE of the property.
If smoking OUTSIDE, please dispose of cigarette butts/waste and clean up behind usage.***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee.***
Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
