Our Kachina Ranch house is ready for your fun in the sun and is conveniently located in Tempe, AZ. The house features 4 bedrooms and 2 bathrooms, We can comfortably sleep up to 8 guests.
Our vacation home sits on over 1/3 of an acre and includes a swimming pool with attached spa (both unheated), pool lounge/sun area, half-court basketball court, gazebo with comfortable seating and bistro lighting, and a large grassy area for the kids to run and play. There is also a charcoal BBQ grill, sports equipment and yard toys for use during your stay. Our beautiful outdoor living space is the perfect place to unwind and enjoy the day.
The primary bedroom features a California King sized bed, convenient desk for work from home meetings, window blinds, room-darkening curtains and a ceiling fan. The ensuite master bathroom was recently renovated. It features an oversized shower with beautiful marble flooring and a dual handheld and rain head shower head system. The bathroom has an exit door to the pool. For the safety of all our guests, there is an alarm on the door that beeps loudly when opened.
The 2nd and 3rd bedrooms both have queen beds, large closets, ceiling fans, window blinds and room-darkening curtains. The 4th bedroom has two twin beds, a large dresser, celling fan, window blinds and room-darkening curtains.
The modern and inviting Living Room is the perfect place to gather, relax or spend time with loved ones. Our 65" SMART TV has complimentary Netflix for guests. We have board games, books, and travel information on our wall-to-wall book shelf.
For the kids, we have toys, coloring books, kids’ books and even a little desk area just for them also located in the Livingroom.
The open concept kitchen and dining room make entertaining easy. The dining table comfortably seats 8-10 and the breakfast bar has additional seating for 3. As an added bonus, the dining room connects to an all season “Arizona room” with additional seating/dining options, toys and is a great play space for the kids.
The kitchen is equipped with stainless steel appliances, coffee maker, electric tea kettle, and everything you would need to cook and/or bake during your stay.
For our guests convenience, the laundry area is located in the attached garage which includes a large capacity washer, dryer and utility sink.
We have ample parking. Guests are able to park in the garage. We use the MyQ app which allows guests to open and close the garage door easily from their phone. Guests are also able to park in the driveway or on the street in front of the house. RV parking may be available upon request. Please contact us for more info.
Guest Access:
Guest have full access to the entire home including the garage, backyard, and pool. Guests do not have access to the owners locked closets.
The Neighborhood:
The home is situated at the end of a quiet cul-de-sac in an established Tempe neighborhood and conveniently located close to all major freeway. The Valley's top attractions, including spring training stadiums, ASU, hiking, golf courses, shopping malls, amazing restaurants and bars, can all be easily reached by car in 5-20 minutes. In less than 5 minutes, it's also possible to walk to Target, a large grocery store, coffee shops, a variety of restaurants, plus nail and hair salons.
Perfectly situated in the heart of Tempe with easy access to all major freeways. Public transportation is easily accessible from our home, including Tempe Orbit (the city's free bus shuttle system), Valley Metro (bus and Light Rail) and bike-sharing.
Getting Around:
There are two bus stops nearby. The closest is Valley Metro Bus line 81 (Stop info: McClintock Dr & Ellis Dr #15081). The other option is the Tempe Orbit, which is Tempe’s free bus/shuttle service. Guests can hop on the Orbit around McClintock and Baseline which is the Orbit “Saturn” line.
Other Things to Note:
Please note that the sliding glass door in the Living Room leads directly outside to the pool. The sliding glass door does have an automatic safety lock installed at the top. Children are not able to reach the lock. Once the door closes, it will automatically lock. The door is never to be propped open. The Primary ensuite bathroom also leads directly outside to the pool. The door has a loud beeping door alarm on it when opened. The door must never be propped. opened. Children under the age of 18 must always be supervised when in the pool area. There is a pool fence that surrounds the pool. If children are in the backyard grassy area or basketball area, they will not be able to access the pool (as long as the pool gate is closed and latched). The pool gate must always be kept closed and never propped open for any reason.
The pool is not heated nor able to be heated. There is a "spa" connected to the pool. The "spa" is non-working (not able to turn on jets or be heated).
Please note there are 3 security cameras on the property on the exterior of the home only. They record sound and video 24/7. We have a Ring Doorbell next to the front door, a Ring Floodlight on the corner of the house near the driveway and a Ring camera on the side of the house that monitors the pool equipment.
The spa (attached to the pool) is not able to be heated. The water will be the same temp as the pool.
Additional rules
By booking this home, all guests agree to the following House Rules:
-The primary guest must be present. No sub-letting allowed. We prefer the primary guest to be over the age of 25.
-No parties, events or large gatherings allowed. Please respect our neighbors, quiet hours are 10pm-8am.
-The maximum sleeping occupancy of the property is 8 pre-registered guests and the maximum daytime occupancy is 12 guests (between 8am-10pm).
-Check in time is 3 pm and check-out time is 10am. We may be able to accommodate an early check-in or late check-out, however this is not guaranteed especially during peak season.
-No smoking of any kind inside the house or anywhere on the property including the Arizona patio room, backyard gazebo or pool area. No illegal substances allowed on the property. There is a $400 fee if any guests smoke inside the house.
-Swimming is at your own risk, we are not liable for any incidents that may happen in regards to the pool. The pool is fenced however, children could directly access the pool via the sliding glass door in the Livingroom and the door in the ensuite bathroom (see description above). The Livingroom, sliding glass door and the ensuite bathroom door must NEVER be propped open for any reason. Minor children under the age of 18 must always be supervised by an adult while in the pool area and while in the pool.
-Guest agrees to leave the property in the same general condition it was received.
-Guest will report any damage to the host before check-out, additional charges will apply for any damages that occur.
-No pets at this property (minimum of $250 fine assessed for bringing a pet on the property)
-Guests have use of the charcoal BBQ grill. The grill must be placed on top of the concrete sidewalk and away from the house or anything else that might catch on fire. Guests must attend to the grill while coals are hot and place the lid on when done using. Guests, especially children, need to use caution when using the grill or when in the area around the grill.
-The property has a Nest connected thermostat. Please note that guests are given a temperature range in which they can adjust the temperature up or down. Tampering with or disconnecting the thermostat will result in the immediate termination of the stay. Likewise, tampering with or disconnecting the router, network equipment, connected door lock, external cameras, ect will also result in the immediate termination of the stay.
-Trash must be disposed of in the trash cans located behind the property in the alley.
-Our property is located in a residential neighborhood. Please be mindful and respectful of our neighbors. City of Tempe quiet hours are 10 pm to 8 am.
