Penthouse w/ Stunning Ocean Views and Pool

Welcome to Cozumel! Our condo is located on the top floor of an elegant 8 story building, Palmar Condominiums. The grounds and building are very elegant and the amenities are first class. Our condo has wall to wall floor to ceiling glass leading out onto a 35 ft. long deck with an unbeatable view of the ocean! Enjoy watching the cruise ships come and go.

Two ball/grill/beach clubs across the street provide easy access to one of the top shore snorkeling sites on the island as evidenced by the fact that many snorkel boat operators bring literally hundreds of their paying customers to this spot every day (see photo). This area also provides a nice shore dive as a warm up before diving the deeper reefs. While diving and snorkeling we have seen eels and lobsters in the coral formations just below our place as well as thousands of fish large and small.

A beautiful, very large pool has a huge tiled area surrounding it with lots of places to hang out. Shaded 'beds' and pool side wifi makes it a place you can stay for hours and a hot tub offers a great place to watch sunsets. Most units in Palmar are owned by local professionals. Several others are Americans who live there permanently or spend several months a year in Cozumel. The pool area is a great place to get to know other residents, hang out and watch the activity on the ocean.

A private tennis court, game room (pool, ping pong) and gym are part of the complex and can be used by our guests.

Palmar is situated in the 'south' hotel district which means it is about 5 minutes by car/taxi, or a 25 minute walk from downtown. It is also right in the heart of lots of activity in the south hotel district. You can walk across the street to go snorkeling or to the dive shop and you have quick access to many restaurants and shops, including a 24 hr convenience store located just below the pool area.

The views are absolutely magnificent! By being on the 8th (top) floor you clearly see the incredible variety of greens and blues that has made Cozumel's water famous. You’ll also have a wonderful vantage point to watch cruise ships come and go as well as sailboats, snorkelers and other boats seemingly dance across the sparkling turquoise water during the day. Then, every evening you watch the sun set in the Caribbean. It is truly a magical place to stay.

Enjoy the beach, water or town during the day & be home to enjoy watching the sunset from the large balcony, which is where we find ourselves spending most of our time. Mornings are glorious- breakfast on the balcony while looking down into the incredible water is something we never tire of!

We have taken pains to decorate the condo beautifully and to furnish the kitchen with first class cookware and other things needed by those who love to cook. If you prefer to have a local cook for you that can be arranged at a reasonable cost by our local property manager.

There are two bedrooms and each has its own bath. There is a queen size pullout couch in the living room and a guest bathroom near the entry way so people staying on the pullout do not have to bother fellow guests in the middle of the night.

Please note the dishwasher is currently out of service, we apologize for any inconvenience. Please note the Palmar building is undergoing exterior painting updates from now until August 1, 2024. Approximate times of work being done outside of weather issues are Mon-Fri 9am-5pm, Sat 9am-2pm. This may affect views depending on scaffolding and balconies being covered, and we may request entry during your stay to access the balcony. We apologize for any inconvenience.

- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and/or possible legal action if authorities are involved.
- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.

Our local property management company will make sure you get settled in to ensure your stay is what you hoped for. They can also recommend things to do, places to shop, restaurants, etc.

Needs work done
The property needs updated.The sheets on the one bed were torn and the other bed sheet was all balled up.The microwave didn't work neither did the ice maker.The instructions for the TV didnt work as well.Texted this info to property manager and he got back to me two days later.There were stains on the doors as well as scuff marks,the bench cushion was stained and all of the furniture is old and outdated.The coffee cups were chipped and some of the glasses cracked.There was no hot water in the bathroom sinks. The heater was not working on the hot tub and the pool deck was under construction and tile were coming off in the pool and deck.

Wonderful location and very comfortable
Great view from the balcony. The furnishings were very comfortable and we felt at home immediately. The property manager was very responsive and set us up with a very good chef for a dinner one night in the condo. It was great to sit on the balcony after a day of diving and watch the ocean. I’d go back again!

Amazing
We had a death in the family and they were amazing to work with. Very accommodating and understanding. My son ended up staying at the condo for four of our scheduled nights. The rest were given to us as a future credit! He LOVED the condo location and view. He loved Sunset and scuba at Chankanaab Park with Gilmer Hilguera! Cozumel is a wonderful place. We will definitely be back and stay here again.

Cozumel Gem!
We stayed here for 3 days and absolutely loved it!!! The unit was clean and perfectly equipped. Having laundry to do towels and swimsuits was very nice. The view is outstanding and location was perfect. Easy to park, safe, and easy to navigate if you have a car. It super close to multiple dive shops and the BEST fish tacos! The management team was very attentive from beginning to end. We will be staying here again. The next time we come to Cozumel.
