Welcome to Hilltop Manor, our beautiful 4 bedroom, 2.5 bathroom beach bungalow that sleeps up to 10 guests in a king bed, 2 queen beds, 2 twin beds & a futon. This home is located on the quiet end of Panama City Beach, Florida between Grand Lagoon and the BEACH. It's the perfect place for a large group of friends or a special family vacation. The home includes a private fenced in back yard, front porch, upper balcony, laundry facilities and WiFi throughout. With enough parking for 4 vehicles, you'll have plenty of space. The beach, St Andrews State Park, Dolphin Drive boat ramp, dining, shopping, and many activities are close by. Enjoy the privacy of your own home in a neighborhood with the proximity to enjoy everything Panama City Beach has to offer!

A 2-3 night minimum stay is required except for the Summer Season-Memorial Day through the First Weekend of August when there is 7 night minimum with check in on Saturday, check out the following Saturday.

Head over to Beach Access 9, it's just a 1/3 mile walk to the beach takes about 8 minutes! Plenty of parking in the front yard and beside the house, too! Bring your boat or jet skis, too! The Dolphin Street Boat ramp is just 1/3 of a mile away (about a 2 minute drive).

The main level's open floor plan features a great room, dining room, kitchen area that is the heart of this amazing home. Everyone will gather here to enjoy just being on vacation together. The great room has plenty of seating and a 55” TV and DVD player. The dining area of the great room has a large table for meals and playing games! There is access to the fenced backyard and patio from here and also access to the covered front porch where you can sit and watch the world go by.

Your beautiful modern fully equipped kitchen is set up so you can make a quick snack or a full gourmet meal. You'll enjoy the luxury of stainless steel appliances and quartz countertops. The open floor plan features a large center kitchen island that is open to the Great Room and Dining Room Areas. The kitchen is provisioned with plenty of pots, pans, utensils, cookware, flatware, glasses and dishware. All the small appliances you might need are also provided: coffeemaker, icemaker, blender, toaster, mixer & crockpot.

If you haven't caught you own fish for dinner, pick up some local fresh fish at one of the many markets and the outdoor grill is ready to cook up a delicious meal. Of course, there are plenty of restaurants nearby if you are not in the mood to cook!

The main level powder room with a pedestal sink and toilet is convenient to the great room, kitchen and dining room.

Walk out to the fully fenced backyard from the kitchen door. The patio is equipped with a charcoal grill and outdoor dining furniture. The backyard shed usually has beach toys that have been left by prior guests so, check there before you buy any more toys.

Also on the main level, you'll find the “Beach Dreams” master suite with an Oh-So-Comfy King Size Bed with luxury linens, Double doors lead to your own private bathroom with a tub shower combo, high end cabinetry and solid surface counter tops. There's a hairdryer provided for your convenience. The walk-in closet has enough space to store all your things. The large TV is just for you to enjoy! You'll be very relaxed in this light, airy suite!

The second level has a relaxing media Room with 43” TV and a cozy futon that sleeps 2. This is a great hang-out spot for the kids to enjoy their favorite shows and games!

Upstairs there are 3 more bedrooms and a full bathroom, too!

The Hammock Palms Bedroom has a Queen Bed, a 43” TV and a door to the upstairs balcony. with chairs for relaxing outdoors!

The Surf's Up Bedroom also has a Queen Bed, a large TV and access to the upstairs balcony.

The Crew's Quarters Bedroom has two twin beds with toys, games and puzzles for the kiddos! It's their perfect retreat, just for the little ones.

The upstairs bathroom has a tub/shower combo, solid surface counter tops and high end cabinetry. There are plenty of soft fluffy white towels, makeup towels and a hairdryer, too!

The laundry room is upstairs and has a full sized washer and dryer, there is also an ironing board and iron for quick touch ups.

You'll be staying in the amazing Lower Grand Lagoon area of PCB where there is plenty of shopping, marinas, restaurants and tons of entertainment options. It's an 8 minute walk to the beach where you will enjoy uncrowded beach access, beautiful white sandy beaches and clear emerald water. The Dolphin DR public boat ramp is just a couple of blocks away, so bring your water toys.

After an unforgettable day at the beach, listen to your favorite music in the downstairs great room or upstairs media room. Or settle in to watch a movie, there are a variety of channels to choose from. There are also Redbox kiosks less than a mile away with newly released movies. Games and puzzles, plus toys for the kiddos are included. A DVD player on the main TV, along with HDMI connections for connecting external devices, are available. Stay connected to work and family while on vacation with our free high-speed WiFi internet access.

You must be at least 21 years old to rent this property. Families with guests under 21 are welcome provided an adult 21+ is present to supervise the youngsters. The maximum occupancy is 10. Exterior security cameras are in place and the number of occupants and animals are always verified.
