There is a large plush sectional couch perfect to watch the waves roll by or to sit and watch a movie. There are 2 bedrooms and a 3rd that is set up as a family room but can be used as a sleeping space as the sectional has a pullout bed or as an office.
The oversized deck and view is the show stopper. The home sits perched atop the ocean and is perfect for catching breathtaking sunsets as they disappear behind Catalina Island...just don't forget to keep an eye out for passing whales and dolphins! Your backyard is their playground. This is the quintessential place for watching the tides roll in and out and there's really no place like it in all of California.

In this upper penthouse unit of a duplex, we have 2 empty neighboring beach lots to the south of us. This affords the home full day sun and privacy not commonly found in the community.
The home is equipped with public space audio/visual recording cameras for your safety. No hidden or private space cameras.
The home is a short drive to world class dining, great hiking trails, Dana Point Harbor, San Clemente Pier, historic San Juan Capistrano, and much more!
Special Notes***
When rented with the lower home, 12 people can comfortably sleep (14 max) in this six bedroom family compound. Please inquire within for special rates and availability.
As a courtesy, a starter supply of salt, pepper, seasonings, oils, butter, paper plates/cups, paper towels, and TP is offered until you get to the store for your personal favorite supplies.

Special considerations:
*NO garage storage or use except for shared laundry on every other days with lower home. Garage is not to be used as a hang out or gathering spot.
Pets need to have documented up to date rabies vaccine and current flea treatment.
*Amtrak runs behind this neighborhood. The railroad track is on the opposite side of Beach Rd & Pacific Coast Hwy. It is a low level brief noise that we feel is mostly hardly noticeable as reported by all guests.
*Per city requirements we have a minimum 30 day stay, however we understand things come up and so we do honor early check outs and refund a prorated amount on a case by case basis.
*Due to the gated community location, this property is suitable for quieter groups and families. There is a zero tolerance policy for excessive noise parties or large events. No noise ordinance after 10pm per community rules.
*All guests and cars need to be pre-registered with guard shack.
*By booking with us, you acknowledge and accept our cancellation policy, house rules contract.
