Welcome to your perfect getaway! This stunning 3-bedroom, 2-bathroom home offers breathtaking lake views and an abundance of outdoor space to enjoy. Perfect for families or groups, you'll find all the comforts of home. Book your stay today and experience the tranquility for yourself.

We ask all guests to read the listing notes to ensure it meets your parties needs. Please note: there are 40 external steps from car park to front door. This may not be suitable for all guests. Minimal stairs while inside the property.

Bedrooms: 3

Two queen bedrooms and one with two single beds all featuring hotel standard linen. A cot for infants can be supplied on request.

Designed to provide restful nights for families and groups of friends.

Bathrooms: 2

Two bathrooms. One ensuite attached to a queen bed room. The second is shared between single bedroom & second queen bedroom. Equipped with towels, shampoo, conditioner, hand/body wash and toilet paper.

Kitchen and living area:

Open plan kitchen and lounge area with incredible views over Lake Wakatipu. The lounge area has an L shaped sofa, TV and heat pump to keep you toasty.

The kitchen is fully equipped to self cater throughout your stay. We provide basics to get you started; oil, salt, pepper, tea, coffee, sugar and cleaning supplies.

Parking:

Off street parking for two vehicles. **Please note there are 40 external steps up from the carpark. This may not be suitable for all guests.**

Laundry:

A washing machine and dryer available for use throughout your stay.

Surroundings:

Amazing location!
- 4 minute drive to Queenstown CBD
- 1km walk to town (15-20mins) . Note the walk back is up a steep hill, this may not be suitable for all guests.
- Under 10 minute drive to the the airport & Remarkables ski field access road.

Public transport:

Ubers and taxis are readily available. A bus stop can be accessed on Frankton road, just a 5 minute walk away. Please note its a slightly steep walk back up from the bus stop.

Full access to the house, you will share a set of external steps and car parking with two properties below. Two carparks are designated for the use of our property. The property and garden area is very private.

On site parking below steps up to property. Walking distance to town (15-20minutes). Easily accessible bus routes to airport/Frankton & Remarkables. Ubers are readily available too. Only 4 min drive to town.

- Place all rubbish & recycling in appropriate bins/bags provided
- Load dirty dishes into dishwasher (do not put dirty items away as if clean)
- Turn off lights and electrical items used (do not switch off utilities like WiFi/modems)
- Turn off heated towel rails and gas fire (if applicable)
- Secure all windows and doors
- Return access keys/remotes to their original location (lockbox or kitchen bench)

**Late check-out or properties left in poor condition may incur additional cleaning fees.**

## Guests & Visitors

- **Maximum guests:** As specified in the listing details
- **Lead guest:** Must be 25+ years old and present during the stay
- **Registration:** All overnight guests must be registered with the host beforehand
- **Visitors:** Strictly registered guests only - no unregistered visitors permitted
- **Parties:** NOT allowed under any circumstances
- **ID verification:** We reserve the right to request photographic ID from all party members

Unregistered guests may be asked to leave at any time. The lead guest is responsible for all party members' actions.

- **Outdoor spaces:** Not permitted between 10pm - 7am (council requirement)
- **Noise levels:** Keep to minimum, especially 10pm - 7am
- **Violations:** Minimum NZD $100 call-out fee for noise complaints
- **Noise issues from other properties:** Contact QLDC Noise Control during quiet hours

## Smoking, Vaping & Substances

- **Strictly prohibited** inside or directly outside the house
- **Violation fee:** Minimum NZD $200 for fumigation if evidence of smoking indoors
- **Disposal:** Improper disposal of cigarette butts may incur additional fees

**Pets are NOT permitted** unless specifically stated in the listing. Bringing unauthorized pets will result in immediate eviction without refund.

- **Noise monitor:** Located in main living area
- **Tampering:** Any interference with security, safety, or utility devices will result in immediate booking termination without refund

- Secure your accommodation and valuables
- Ensure safety of all party members, especially children
- Lock all doors and windows when leaving

- We are not liable for theft, damage, accidents, injuries, or loss of personal belongings
- Guests assume all risks associated with using the premises and facilities
- No liability accepted for bookings affected by force majeure events (pandemic, war, acts of God, travel disruptions, etc.)

- **Use at your own risk** - host not liable for injuries or accidents

- Use only designated parking spaces provided
- 1 garage remote provided (if applicable)

## Waste Management

- **Rubbish:** Red bins collected Wednesdays
- **Recycling:** Blue (glass) and yellow (mixed) bins collected Wednesdays (alternating weeks)
- **Bin placement:** Curb beside driveway by 7am Wednesday or night before
- **Bin collection:** Remove from street by Wednesday evening
- **Verification:** Check QLDC Rubbish Collection schedule online

**No littering** - including leaving food outside. Additional cleaning charges apply for excessive mess.

- Respect the home as if it were your own
- Do not remove any items from the property (including linens and furnishings)
- Report damage immediately to the owner
- All items inspected before arrival and after departure
- **Damage responsibility:** Guests liable for all damage to property and furnishings
- **Missing items:** Will be charged accordingly

We had the most amazing stay at this property - the views are more incredible than they appear in the photos and are absolutely stunning! We loved the layout of the property and it had everything we needed to self cater for our weeks stay.We stayed in the middle of winter and the heating was fabulous - the house was cosy and warm - perfect after days spent on the slopes.
