LIVING ROOM
You’re welcomed into this charming room which is sure to be at the heart of your holiday with double doors to the garden encouraging you to make the most of the rural location in the warmer months. Comfy sofas and chairs surround the coffee table where you can sit to enjoy a movie on the wall mounted TV with freeview, Chromecast and a DVD player, or use the speaker to tune into your own music. The room’s furnished with an eclectic mix of tables, dressers and chairs so you can relax with a good book in a corner, write a journal at a desk, or choose a game from the selection supplied. There’s even a piano waiting for musical guests beneath the carpeted stairs rising to the first floor.
DINING ROOM
A sociable space sitting conveniently between the kitchen and the living room, this room’s furnished with an oval table and four chairs and dressers housing lots of brochures of the area so you can plan some adventures.
KITCHEN
Step up to this traditional kitchen with its dresser stacked with crockery ready for catering at home. You’ll find an electric oven with separate grill and ceramic hob, a microwave, a dishwasher, an American style fridge/freezer with an ice dispenser, a toaster and a kettle.
UTILITY ROOM/CLOAKROOM
Dual purpose with a WC, sink and hooks for your coats, plus handy storage space and a washing machine and dryer.
FIRST FLOOR
Wide stairs with a handrail rise to the first floor landing where you’ll find a table and chair as well as doors to both bedrooms and the bathroom.
BEDROOM ONE
Wake to the birds singing in the trees in the garden in this large sunny bedroom. The king size bed sits between bedside drawers and there’s ample storage space with a double wardrobe and a chest of drawers, plus an ornate dressing table with a chair and an additional arm-chair.
BEDROOM TWO
An equally attractive bedroom with a zip and link bed so you can choose between a super-king or twin configuration (it will be made as a twin unless requested otherwise at booking). You can unpack and settle in with hanging space, a chest of drawers, a dressing table, bookcase with an interesting library for you to choose from, and occasional chairs.
BATHROOM
Between the two bedrooms, this good-sized bathroom has a hand shower over the bath (no shower screen so please take care!), a wash basin, a chair, a chest of drawers for your toiletries, and a window giving natural light.
OUTSIDE
Campsea Ashe is on the train line with a regular service to Ipswich and on to London. There’s a café at the station which serves takeaway proper coffee, home-made cakes etc.; a village shop; and an excellent farm shop at Martlesham with a popular café and fascinating antique centre. The nearby Duck Country Dining Pub is perfect for a leisurely lunch or dinner, a romantic table for two, an afternoon relaxing in the garden, or just a quiet drink by the fire.
Guests have a private area of the large lawned garden surrounded by trees and shrubs with an abundance of birdlife. There’s a picnic bench so you can eat in the fresh air (BBQs and candles aren’t permitted due to the risks with the thatched roof), and a couple camping chairs to sit on in the sunshine with a good book.
There’s ample parking on the gravel drive for a couple of cars and a bike rack but please bring your own bike locks for security.
Sorry no dogs are allowed and please respect that this is a holiday home in a quiet rural spot so no parties or loud music! As there is a thatched roof no BBQs or candles are permitted.
