The Space:
This charming ground-floor condo is located in the Hacienda San Jose complex where you’ll be in the heart of downtown only 1 block from the world-famous 5th Avenue lined with shops, cuisine from all over the world, exciting nightlife and so much more, plus you’ll be only a short 2 blocks to the beach! In the tropical, well-maintained courtyard, there’s an ample pool with different depth levels, great for all ages. You’ll find so much charm inside the condo you’ll want to extend your stay!

- TV ROOM/SITTING AREA that has a comfortable sofa and a TV for relaxing downtime at home. From here, you have direct access to a patio and you'll find a table and chairs where you can enjoy a coffee and some fresh air.
- WELL-EQUIPPED KITCHEN with all the basics to prepare meals at home, a coffee maker to help you get your day started, and a blender for those afternoon mixers!
- DINING TABLE that can accommodate 4 for a great meal at home with good food and good conversation.
- 2 BEDROOMS and 1 FULL BATHROOM (with tub/shower combo) and a half bath to accommodate 4 guests as such:

Plus, there are tons to see and do; everything from the beach and beach clubs, water sports like snorkeling, scuba diving, stand-up paddle boarding, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private yacht tours and fishing charters, golfing, day trips to Tulum or Cancun and more! The island of Cozumel is just a 45-minute ferry ride!

Other Things to Note:
Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.
Please also note that the property uses surveillance cameras on the premises. These cameras are strictly for security reasons only.
It is strictly prohibited to hang any clothing or towels on the balcony. Violation of this rule can lead to fines ranging from 3,000 to 5,000 MXN. Note that these fines may apply even if you are not present at the time when the report is made.
There is no daily housekeeping service, but cleaning services can be requested for an additional fee.
We do supply some home and bath essentials to get you started, like some toilet paper, soap, body soap, shampoo, paper towels, and some trash bags. Just note these items are not replenished. Other items, such as dish soap, sponges, cooking supplies, etc., must be purchased and brought on-site.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Please note that placing the table in the parking area and consuming food and drinks in this zone is NOT allowed.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (smoking or cannabis) is allowed inside the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
Interaction with Guests:
This is a self-check-in property where you will find the keys in the lockbox. We will provide access codes and instructions before arrival. You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message.
