The "Blue Buoy” brings a coastal cozy vibe in our 1 bedroom, 1 bath condo in the heart of Miramar Beach. Accommodating up to 6 guests with a King bed, twin hall bunks, & a queen sleeper sofa, we have an amazing place to spend your vacay! Enjoy a gated complex pool (seasonally heated), hot tub, grilling area, a GULF VIEW from your private patio, and less than a minute walk to your toes in the sugar white sand. We can't wait to see you at the "Blue Buoy" for your next trip!

*KEY FEATURES*
-Located in the desirable Summerspell complex in the heart of Miramar Beach. Quiet & Family friendly!

-One seasonally heated community pool, a community hot tub, and community charcoal grill with a picnic area available year round.
-A private balcony for your entire group to enjoy both a poolside view & Gulf view of sunrises & sunsets, the most ideal way to experience "Florida"

*BEDROOMS*
Our one bedroom is an incredibly spacious room located to the left when entering the condo. It's complete with a comfortable platform style King bed, Tv with standard cox cable, dresser, and closet space. Guests will have direct access to the hallway, and to the attached bathroom.
One open concept twin bunk bed is built into our hallway, directly past the bedroom before the living space after you enter the condo. There's also a small area under the bottom bunk to slide a suitcase or two to keep them tucked away, if needed. This area is perfect for the kids, or any extra friends that joined along on your trip!

*BATHROOM*
Our one bathroom offers a well lit vanity for getting ready, toilet, and a combination tub & shower. We provide bath towels, washcloths, small courtesy soaps (please bring any additional amenities needed), and a hair dryer for guest use during your stay. Guests can access the bathroom with a hallway door, or directly from the bedroom.

*LIVING AREA & KITCHEN*
Our living room area is cozy with a small sectional for kicking up your feet at the end of a long beach day. The sectional opens up into a queen sized sleeper (where additional guests can sleep, with pillows and linens provided.) We have a TV for your enjoyment with standard Cox cable.

Our kitchen and dining area has an open layout to the living room. We offer a full kitchen stocked with a fridge, dishwasher, range, microwave, dishes, cutlery, pots & pans, crock pot, blender, toaster, griddle, and more! Coffee drinkers can enjoy either a regular drip coffee maker (with a provided re-useable filter) or a Keurig machine. Enjoy sitting together for meals around the table with seating for , or gathering at the breakfast bar for a quick bite with seating for 2.

A pay per use shared washer and dryer is offered in the complex, in the breezeway of the condo. An ironing board & iron are provided for guest use in the condo.

*OUTDOOR SPACE & AMENITIES*
Your favorite spot will certainly be on the private balcony that can be found right through the french doors off the living room. Here you can kick up your feet, while catching some breathtaking views of the sunrise or sunset with your beverage of choice!

The community pool & hot tub is located right next to the building, just steps away from your condo. Rest assured that you'll be able to enjoy a swim without crowds of people, as the pool is gated for guests of this complex only. There is a community bathroom available as well, so no extra trips upstairs are necessary while you're enjoying these amenities!

*TINY TRAVELERS*
As a family-friendly location we're happy to offer a pack & play, high chair (booster seat style), and plastic cups/plates/bowls/silverware for guest use, that are always at the listing & free of charge!

A few important things to keep in mind:
-Check in time is 4PM CST and checkout time is 10AM CST. These times are important to note, as we can not guarantee any flexibility in arrival or departure as it depends on many factors that are beyond our control (i.e. condition of the home at previous guest departure, maintenance needed, cleaning, guests departing or arriving the same day, etc.)
-Our cleaners offer a courtesy supply of LIGHT amenities (a trash bag, roll of toilet paper, paper towels, soap, dish detergent, & laundry soap).We do not stock spices, oils, sunscreen, food storage (ziplocs, foil etc) so please plan accordingly if you'll need these items.
If you have a trip longer than 24 hours, or are coming with a larger group please plan ahead & bring any extra items you anticipate needing during your stay.
-All linens are provided for your stay. We do provide beach towels for guests to use poolside or at the beach, as we ask guests to please not use any white towels in these spaces. Any other beach/pool items are not provided or guaranteed.
-We do not permit one night bookings/instant booking for weekends/holidays at any time.
-Trailer/RV/BoxTruck/Watercraft parking is not permitted at any time in our community. Towing fees issued from the HOA do apply to any violation of this.
-Extra guests not included in the reservation are not tolerated, please book with accurate guest count for your stay and to ensure we’ve provided enough linens as well.
-Due to this being a residential community, noise ordinances are at 10pm sharp. We do not permit excessive noise, parties, illegal activity, or disturbances at any time.
-We do not host student groups/groups under age 25 at any time. If you book, and it is discovered that your group is under age 25, there will be immediate eviction with no refund provided.

We are always available for our guests anytime before and during your trip. It is highly encouraged to read our listing in detail for any questions about the space, location, and amenities. We ask, please, for NO text message communication as you will not receive a response. Our strong preference is communication directly through Airbnb so that we have all the details of your trip to make assisting you a breeze.

For more immediate needs and emergencies please place a phone call to Matthew (and be sure to know the logistics of your trip such as the dates and location). We can be reached most times of the day, but ask for no late night contact-we will do our absolute best to take care of any needs and questions as soon as they arise!

We always recommend bringing a vehicle to get around during your stay. There are a few restaurants within walking distance. Uber & Lyft are popular in our area for ride sharing, and SHIPT or Instacart are great for grocery delivery. Beach Liquors (locally owned) offers alcohol delivery as well!

We can be contacted anytime through the platform messaging, although late night messages may be replied to during normal business hours. Please download the app for ease of communication. We ask for NO text messages, and if a phone call is placed please know the details of your location and trip so that we can best assist.

PLEASE read our house rules in detail before booking. We take time to put important information here that we need each guest to take into consideration when booking our home. While not all items listed may apply to your stay, we host guests of various group compositions so must list all rules that could apply to a trip. Thank you for your understanding!

-Check in time is 4PM CST. We do not allow pre-planned early check ins, or luggage dropoff. Please plan to arrive at 4pm CST or after. Occasionally an early check in may be available, but never guaranteed due to the nature of our business being unpredictable in this matter.
-The exterior grounds are cared for daily by the HOA. We take excellent care of the interior of our place & if you have concerns please contact us ASAP.

-Our home is professionally cleaned prior to your arrival & we attempt to catch every detail. If something needs attention upon check-in, please notify us ASAP so that we can properly address the issue. Please keep in mind that we are a small business that strives for the best, and that cleaning is done by fallible humans. Although we have a stellar cleaning crew, mistakes happen, and they are happy to remedy anything that was overlooked.
-Due to this being a residential complex, noise ordinances are at 10pm sharp. We do not permit excessive noise, parties, illegal activity, or disturbances at any time.
-Please note this is a second floor condo in a building with shared walls with other units, so there is a potential for noise. We supply earplugs and a noise machine for your convenience by request, but any noise from other units is beyond our control.
-We do not host student groups/under 25 at any time. If you have questions related to this please contact us.
-Checkout is 10AM, and any stay past this time will result in an additional day charge and an additional cleaning fee.
-Checkout recommendations are: Strip linens from beds that have been used upon checkout, take excess trash to the dumpster in the back of the complex, and start dishes in dishwasher with provided detergent.
-Any and all issues must be disclosed prior to checkout, or guest is held liable for any damages.
