This one story house was recently custom built from the ground up, this beautiful home boasts an open floor plan across 2,000 sqft in one of the top locations in central Downtown Atlanta, GA. It features 3 bedrooms, 2.5 bathrooms, with a pull-out couch in the living room. Hand selected art pieces adorn the walls and tables and with over 15 windows this home is flooded with natural light. Enjoy the sunset and once the sun goes down, the home is illuminated with either cool, bright recess lights or warm, ambient light fixtures throughout the ceiling, your choice! Walk 2 minutes (450 ft) to enjoy the open fields, basketball courts and playground of West End Park or drive 3 minutes (0.6 mi) to have a leisurely stroll around the pond at Dean Rusk Park.10 minute drive to Downtown, Georgia Aquarium, World of Coke, Mercedes Benz Stadium, see Other Things to Note for all nearby attractions. The West End MARTA station is 1 mile away.

Please also acknowledge the following:
1. Based on past experiences, we do not host groups who are 21 years of age or younger. If your group is 21 years of age or younger, please do not place a reservation without written pre-approval from us. Failure to do so will result in termination of your reservation.
2. Atlanta locals are not allowed to place a booking without pre-approval from us. This is to prevent locals from using our residence as a party house.
3. Please note that we only release door codes to the person who booked the reservation and you must provide valid, government issued photo ID. Send a picture of your ID prior to your check-in, refusal to do so will lead to termination of reservation and a $50 fee.
4. All guests must be accounted for in the reservation. This means all guests entering the residence/building at any point in time counts as a guest. For example, if 6 people are going to “hang out” inside the home, but only 2 people plan on sleeping over, then the guest count selected during the booking should be “6” not “2.” Any extra guests not disclosed before arrival will lead to an immediate termination of the reservation and we will seek compensation for any damages that are found upon our subsequent inspection of the property.
5. No parties/events. We have close relationships with our neighbors and we respect their rights as homeowners. Therefore, we will know if parties are being held. If this rule is not followed, your reservation will be terminated and we will seek compensation for any damages that are found upon our inspection of the property.
6. Not for commercial use or special occasions without pre-approval (weddings, bachelor parties, birthdays, commercials, bridal showers, photoshoots, etc.). We will consider your request if you notify us in advance. Failure to inform us in advance will lead to termination of your reservation.
7. Please note that this is a smoke-free/drug free environment. If any smoking/drugs are detected either within the home we will immediately terminate the reservation and you will be charged $1,000 for any smoking found upon our inspection.
8. No pets are allowed.
9. No excessive noise or loud music. Quiet hours start at 10:00pm. If any noise complaints are reported by neighbors or building management, your reservation will be terminated and we will seek compensation for any damages that are found.
10. Please ensure to check-out on-time in order to avoid a $50 late check-out fee plus an additional $50 per hour after late check out. If you require an earlier check-in or a later check-out please request it in advance and we will do our best to accommodate you. 11. Guests are assured that the space will be in clean and working condition. No compensation will be given for non-working items outside of our control, including but not limited to, power outages, internet outages, etc. For items inside our control, we will make every attempt to rectify any problems that may occur. It is the Guest’s responsibility to notify us immediately if there are any problems. No refunds or other compensations will be given for problems we are able to rectify within a reasonable timeframe. Guest will be responsible for costs of any repairs for problems caused by actions of Guest or due to Guest’s failure to immediately notify Host.
12. Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.
13. Bug and wildlife info: this home is located in a wooded environment that is naturally filled with wildlife, including the creepy crawly kind. While we do utilize regular pest control services, we are unable to offer any guarantee against or refunds for the occasional critter that may make it inside. We do our best to prevent infestations and guests can help by keeping doors closed and disposing of trash and storing food in a responsible manner. We have pest control services to deal with all of these creatures. If you come across any of them, please contact us via Airbnb’s Direct Message (DM) system immediately. We will work to take timely action to deal with anything that you may discover, both inside your space, or outside, on our property. Many of these creatures are free-roaming.
