Grandview Retreat- Amazing Mountain Views!

Welcome to Mia's Mountaintop Retreat! Perched at the top of a private road sits a unique and spacious home, perfect for families and larger groups. Nestled above the tree line, the home offers stunning year round views of the Franconia Notch. It's ideally located 4.5 miles to Loon, and is the ideal basecamp for all of your White Mountain adventures. The kids will love the lower level rec room, and adults will love a glass of wine on the deck overlooking the mountains. Come make some memories!

The spacious home is well appointed for families and groups of couples. The main level offers a large, well stocked kitchen and dining room, with a screened in porch and a deck with expansive mountain views. The dining table can be expanded with seating for 12. You will enjoy the same mountain view from the living room, also featuring a gas fireplace to cozy up to. There is a queen bedroom and full bathroom, along with a mudroom for skiing/hiking gear. The top floor offers two bedrooms (one queen room, and a king in the master) and a full bathroom. The master bedroom has large windows to showcase stunning Franconia Notch views, and also features a work space if needed during your stay. The lower level has a bunk room with a twin-over-full bed, a fourth queen bedroom, and an additional living room/rec area with a king sized day bed. There is a couch and air mattress available for use in this space if needed. The rec room has a door to the backyard lower deck, where your family can enjoy use of a gas BBQ grill and a fireplace with plenty of seating.

Guests will have access to the entire home, minus some locked closets where personal items are stored. There are kayaks in the yard that are unfortunately not available for guest use.

There is a ramp into the main entrance, and a full bath and bedroom on the main level for guests who cannot use stairs.

The fireplace in the living room is controlled by thermostat. The unit itself gets very hot, so we do not recommend using while small children are in the house.

VACATION HOUSE RULES AND RENTAL AGREEMENT

Please be sure to read this rental agreement in full. By clicking “Book Now” you are acknowledging and agreeing to terms and conditions of the “vacation property.”

RENTAL TERMS/COSTS: Total guests not to exceed 13 people and 2 dogs. Rental period begins at 2 pm on date of check-in and ends at 13 pm on date of check-out.

PARTIES/NOISE: Absolutely NO PARTIES. The vacation rental is not suitable for people looking for a party house. This is a family neighborhood and guests should keep noise at a respectable level. Guests will be asked to vacate the property immediately if any complaints are made in reference to a party in the home.

SMOKING: Absolutely NO SMOKING is allowed inside the house.

PET POLICY: If you are planning on traveling with pets, you must agree to the terms (listed below under "Pet Agreement"). 2 Dogs only. Additional pet fee of $75 will be required at the time of booking.

CHECK OUT PROCEDURE: Check-out is at 12 pm. Guests are expected to follow the check-out procedure. Additional fees may be charged if the check-out time or procedure is not followed by guests.

SEPTIC: Our home is on a septic system. Please do not flush sanitary items or wipes down the toilet. Do not put coffee grinds or kitchen grease down the sink drain.

WEATHER: No refunds are given due to inclement weather or loss of power caused by storms.

PET AGREEMENT
You agree that you will be responsible for the actions and behavior of each pet present at the Vacation Rental during your stay. The Vacation Rental Guest has permission by the homeowner to have up to 2 pre-approved dogs in the vacation home; subject to the terms and conditions of the rental agreement and this pet agreement. Cats are not allowed in the vacation rental.

SPECIFICATIONS:
-All dogs MUST BE HOUSEBROKEN!
-Do not bring a dog that may chew on furniture!
-At least 1 year of age or older and be spayed or neutered.
-Must be up-to-date on vaccinations and flea and tick repellent.

ACCIDENTS: Pets must be housebroken. The FULL DEPOSIT amount will be charged if it is found that pets have stayed that are not housebroken. We take this VERY seriously!

LINENS: Do not use white linens to wipe down a dirty or wet dog.

PET WASTE: Guest is responsible for cleaning up all pet waste. Waste must be disposed of immediately.

DAMAGE: Pet must not cause damage to the premises or furnishings. If damages are caused, the cost of the damage will be deducted from the security deposit.

NOISE: Guests should prevent pets from producing excessive noise at a level that disturbs neighbors. If complaints are made by other residents in the neighborhood the guest may be asked to remove the dog from the property.

RESPONSIBILITY: You accept and assume all risks involved in or related to having a pet on the vacation rental property and you shall be solely responsible for the pet while on the property. You agree to indemnify and hold harmless the homeowner for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your pet being at the vacation rental property, but not limited to, any claim or liability for personal injury/illness, damage, fines, penalties, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay.

INDEMNIFICATION & HOLD HARMLESS; ASSUMPTION OF RISK. You agree to indemnify and hold harmless your Host, North Woods Vacation Rentals LLC, and the homeowner, for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, fines, penalties, loss of personal belongings, or theft of property, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay. You and anyone using the Vacation Rental during your stay accepts and assumes all risks involved in or related to the use of third-party transportation vendors, activities participated in while on the premises, or amenities provided at the property, as applicable.

GENERAL TERMS. If any section, clause, paragraph, or term of the Rental Agreement is held or determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs herein shall be severed and remain in force and effect. This Agreement shall be binding on and inure to the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and assignees.

We want our guests to enjoy our home to the fullest, and for the safety of guests, our home and neighbors, you are expected to follow our house rules and check-out procedure. If it is discovered that any house rules are not followed, guests may be asked to vacate the property and will forfeit all monies paid (including any unused nightly rental fees and deposits).

This Agreement is between the owner of the Vacation Rental (your “Host”), and the individual completing this booking transaction for the Vacation Rental (“you” or “Guest”). You agree that you will be responsible for the actions and behavior of each individual present at the Vacation Rental during your stay. This includes ensuring each individual in your party or otherwise present at the Vacation Rental is aware of and in compliance with the terms identified in this Agreement.

The Guests agree to the terms of this Short Term Rental Agreement, as evidenced by payment and the acceptance of the booking agreement through the direct booking, VRBO or Airbnb platform.

Wonderful House for Family Vacation!
My family and I had a wonderful stay at this house. The house was clean and the views were beautiful! We had lots of little kids with us and there were plenty of quiet spaces for them to nap during the day while others socialized and played in the main living area. Kitchen was well-stocked and beds were very comfortable.
