Perfect for families, friends, and business professionals, this comfortable retreat is ideally situated less than 3 miles from the stunning White Rock Lake and the Dallas Arboretum & Botanical Garden. Enjoy nearby parks, shops, and restaurants, making it a convenient and relaxing stay. We look forward to welcoming you!

KITCHEN:
Enjoy sleek granite countertops and all the essentials to make your stay comfortable, including a stove, oven, microwave, refrigerator, Keurig, coffee, and tea.

DINING:
Gather around a sturdy and bright dining table with seating for eight, the perfect place to share a meal together.

LIVING ROOM:
Relax on a large, cozy sectional sofa and enjoy a huge 65" smart TV loaded with Netflix and Hulu for your entertainment.

MASTER BEDROOM:
The master bedroom features a California king bed, two nightstands, two lamps, a large walk-in closet, a private bathroom, and a 50" smart TV.

MASTER BATHROOM:
The master bathroom includes a tiled standing shower, double sink, and toilet.

SECOND BEDROOM:
The second bedroom offers a California king bed, two nightstands, two lamps, a closet, and shared access to the Jack and Jill bathroom.

THIRD BEDROOM:
The third bedroom also includes a California king bed, two nightstands, two lamps, a closet, and shared access to the Jack and Jill bathroom.

JACK AND JILL BATHROOM:
This bathroom features a tiled standing shower, tiled floors, a sink, and a toilet.

HALF-BATH:
Located by the kitchen, this half-bath includes a sink and toilet.

BACKYARD:

GENERAL REQUIREMENTS
a) All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Owner during their stay; and
b) Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.
c) Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood;

NOISE AND THE NEIGHBORHOOD
a) Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties ā€“ especially during nighttime hours (e.g. 12am ā€“ 8am), and upon arrival and departure;
b) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;

VISITORS
a) Guests are allowed a maximum of 4 Visitors at any time during their stay.
b) Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules.
c) Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.

FUNCTIONS
a) Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and
b) Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.

PARKING
a) Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and
b) Parking arrangements at the Vacation Rental are as follows:

Street parking is allowed in front of the or on the side of the vacation rental.

SECURITY
a) Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
b) Guests must supervise any babies and children at all times

DAMAGES AND BREAKAGES
a) All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And;
b) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also;

SMOKING
a) Smoking is not permitted inside the Vacation Rental. There will be a $200 fee for smoking inside the house.

EMERGENCY CONTACT DETAILS
a) In the event of an emergency relating to the Vacation Rental, you can reach local emergency services by dialing 911.

COMPLIANCE
a) Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.

The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.

Good place, disappointing stay
I received a message saying we could check in anytime after 3pm. When we arrived at 3:30, cleaners were still there - previous renter had a party and trashed the place. I understand the cleaners needed more time but the owner should have notified us beforehand that check in would be late. When we returned around 7:00, all the trash including open food trash was piled in the garage, the house wasn't totally clean, and I found broken bottles in the yard. I emailed owner, who apologized but never took trash out of garage during our stay despite my email about it. Otherwise, the house is comfortable, and as pictured/described. Kitchen is only minimally equipped. Neighborhood is quiet and well-located to quickly get on I-30. I like the house but we probably won't stay here again given lack of communication about the check in change and lack of attention to the trash.

This house felt like home!
Our entire family gathered here from across the US for 5 days and the home more than accommodated our needs. Set in a beautiful neighborhood with an amazing cookā€™s kitchen, and HUGE bedrooms with comfy beds and the most amazing showers that would compare to any 4 star hotel! If you have a family event coming up soon, put this one on the top of your list! Hosts were super responsive and we were kind of sad to leave.
