Relax in this beautiful and lovingly converted Sussex Barn. This beautiful barn offers comfortable accommodation set over two floors, a fantastic and spacious holiday for families up to 9. The home is perfectly located within Chichester Harbour and close to the beaches at The Witterings . Chichester is not far away with its cobbled streets, cathedral, theatre, shops and cafes, and it is perfectly located for Goodwood, world famous for its motor and horse racing events.
The Space
This a very large and unique converted Sussex barn. Enter into the Grand Hallway with wooden flooring and comfortable sofas arranged around an open fire. There is a baby grand piano, and large formal dining table overlooking the fields. To the right is the kitchen area with a large breakfast table, kitchen island and 4 oven Aga. To the left of the Hall is a double bedroom and ensuite shower room and the evening sitting room with large sofas and a smart TV. There is a downstairs loo.
Upstairs there is the master bedroom with Super King bed and large ensuite bath and shower room. There are two other bedrooms, a twin bedded room (which can also be made into a king sized bed upon request) as well as a king bedded room with a mezzanine level with a further single bed. This is accessed via wooden steps and we would not recommend children or anyone with mobility issues to use this bed.
From the kitchen you can exit out into the covered patio area. Here there is the heated swimming pool, wood fired pizza oven and fire pit for evening fun. Next to the pool is the gym which doubles a changing room and shower for the pool. There are large mature lawns and gardens, perfect for games and relaxing. Also in the gardens are some chickens and two sheep live right next door.
Guest access
The whole property will be yours for your stay but please note there are a couple of rooms which are not available and are locked not shown in the photographs. There is plenty of car parking space in the private driveway. It is advisable to have a car to get around as this is a rural location.
Other things to note
Guests must provide an accurate time of arrival at the property so that the host can greet you to exchange information about accessing and using the property.
The lead guest must be present at check in and be able to prove their identity by either passport or driving license.
* Standard check-in time is 4pm onwards and check-out time is before 10am.
* Please note a fee of £100 for lost keys and £50 for call outs if locked out.

Birdham Nisa Stores is located 2.3 miles away on the main Birdham Road heading towards the Witterings.
There are local butchers and greengrocers located in East Wittering, as well as a smaller Tesco and Co-Op (5 miles)
Runcton Farm Shop and Cafe is 4.8 miles away.
The major supermarkets are all located around Chichester (approximately 5.5 - 6 miles away).

The Crab and Lobster in Sidlesham is a Fine Dining Restaurant in a wonderful location in Pagham Harbour, it uses locally sourced produce.

Local Attractions
West Wittering beach is a beautiful, sandy, blue flag beach and is in a Site of Special Scientific Interest. It is largely undeveloped retaining its natural beauty and there is plenty of parking. It is perfect for walkers, swimmers, paddle boards and kite surfers. Pagham Harbour is a glorious and peaceful nature reserve, one of the few undeveloped stretches of the Sussex coast. This sheltered inlet is an internationally important wetland site for wildlife. Watch black-tailed godwits and little egrets by day, then linger when skies are clear for an amazing sunset. From Itchenor one can walk along the Salterns Way to West Wittering Beach - or just stop for a bite to eat in The Ship Inn or the Quarterdeck Cafe. The Itchenor ferry can be caught from the slipway and takes you across the water to the southerly most point in Bosham - follow Shore Road for a pleasant 30 minute walk around the harbour's edge to the historic harbour village of Bosham where there is a Saxon church featured in the Bayeux Tapestry, cafes and a pretty pub both overlooking the water. Birdham Pool and Chichester Marina offer great walks, cafes and boat spotting. Free parking is available but both can be reached via the Salterns Way, a walking and cycling route that runs from Chichester to West Wittering.
The Roman town of Chichester is 5 miles North and its pedestrian centre is home to boutique shops, cafes, restaurants, galleries and The Chichester Cathedral with its unique separate bell tower. Bird watchers might spot the Peregrine Falcons nesting in the tower. The Trundle is the highest point on the South Downs Way, part of the South Downs National Park, with spectacular views across Chichester Harbour and is part of the famous Goodwood Estate. West Dean Gardens on the Midhurst Road is one of the greatest restored gardens open to the public in England - wander around the grand pergola or enjoy a walk through the historic Arboretum. The Weald & Downland Living Museum, next door to West Dean Gardens showcases historic buildings, rebuilt brick by brick and set in beautiful downland countryside.
