The REGAL PALMS Resort & Spa Clubhouse is a private club available exclusively to guests that register at FRONT DESK to receive an access pass. Photo ID is required.

Regal Palms Resort charges a MANDATORY $20 + Tax per night resort fee. This fee covers your entire family/party staying at the property. The fee is paid to the resort in person at arrival, not to the host. We only own the townhome, not the pool or water park. Guest must pay THE RESORT MANDATORY FEE for use of THEIR amenities.

*PARKING:
The parking by the house is free. Only 2 spaces available.

*GATE:
The resort is gated with security 24/7. Photo ID is may be required to enter the community.

*CHECK-IN STEP BY STEP:
1- Before going to the house, check-in at the Resort Front Desk.
2- Show photo ID.
3- Pay Resort Mandatory Fee $20 + Tax per night.
4- Receive wrist bands to access the facilities.
5- Receive overnight parking pass.
6- Go to the property.

*SNOWBIRD RESORT FEE DISCOUNT:
Guest must stay 28 days or more between November 1 to March 31 to qualify for the snowbird rate. The monthly Snowbird Rate will be $369.60 with taxes ($330.00 before taxes). Any additional day past 30 will be $11.00 + $1.32 (12% tax) = $12.32 total. If a guest stays 25-29 days they are still honored under the monthly Snowbird Rate but they have to pay the full $369.60. We do not break down the payment. Max Amount of stay is still 90 Days.

*PETS:
This is a dog friendly property. ABSOLUTELY NO CATS!!!
There is a $150 non refundable pet fee to cover the extra cleaning and allergen removal.
ALL PETS MUST BE APPROVED BY MANAGEMENT.
Please contact host if you plan to bring a pet.

*PACKAGES / ONLINE ORDERS:
We are not responsible for any loss or undelivered packages. Please make sure your package is delivered during your stay.

Packages shipped directly to the property address are allowed and free.

Packages shipped directly to the Resort address have a $10 handling fee.

The resort does not accept packages over 30 pounds in weight, oversize boxes or perishables. Handling fees are payable at the Resort Front Desk.

USPS: Packages will NOT be delivered as USPS does not recognize vacation homes as regular addresses and the package will be returned back to the sender.

AMAZON / UPS / DHL / FEDEX: Packages will be delivered and left at the doorstep of the property. Please make sure the seller does not use USPS.

*HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. If you need mid-stay cleaning services it can be requested for an additional fee.

*SUPPLIES:
Our Starter-Pack includes the following items:

- 2 Toilet paper roll per bathroom
- 1 Mini Shampoo/Conditioner/Soap per bathroom
- 1 paper towel roll in kitchen
- 1 garbage bag in each garbage can
- 1 spare garbage bag in each garbage can
- 1 kitchen sponge
- 1 liquid dish soap/detergent
- 1 tablet or powder for dishwasher
- 1 pod for washer machine
- 2 Bottles of water

These are complimentary items for first night, but guest is responsible for bringing their own supplies for the rest of the stay.

*FOOD:
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets. Items like oil, vinegar, condiments, etc will not be provided prior to check in.

*TRASH DISPOSAL:
Please place trash in the house trash bin daily to keep our home clean. You may find it behind the house.

*We are not associated/partners with the resort or HOA of the community.
#1 This is a family friendly property. Infants, babies, toddlers and children are more than welcome but each one must be specified on your reservation.

#2 No overnight visitors not listed on your reservation. Overnight visitors not listed on your reservation will add $100 fee per visitor per day.

#3 Occupancy limits: 8 guests.

#4 Guests will respect and follow all community guidelines listed inside the property and Resort.

#5 Services outages of power, TV cable, internet, water, and/or phone are not responsibility of the host. There is no refund due outage of any of mentioned services.

#6 Guest understands and agrees to the following conditions and fees:

a) Smoking: Smoking (of any kind) is prohibit. Guest must pay $200 fee for each day of smoking in the property.

b) Pets: Only 1 pet is allowed.

c) Parties/Events: Parties and/or events are not allowed anytime at this property. Guest must pay $200 fee for each day of any event and/or party in the property.

d) Flushing tampons, pads or other feminine hygiene products down the toilet: $400 fee to cover inconveniences and invoice amount from service company.

e) Late checkout: $100 fee if guest checkout is after one (1) hour of checkout time. We need time to clean the property for next guest.

f) Extra Cleaning Fee: If guest leaves the property too dirty and/or messy, an extra cleaning fee will be charged. This also applies to the use of glitter, confetti, silly string, water balloons, bath bombs or hair dye, which are not allowed at this property.

g) There is a $15 fee to return forgotten personal items to guest address by mail, plus the cost of the shipping label and packaging used.

h) Front doorbell security camera: $200 per day if covered by Guest.

i) Cancellation and Payment Processing Fees: In the event of a cancellation by the Guest, and depending on the channel used, any fees associated with payment processing (including but not limited to credit card processing fees) are non-refundable. The Host will deduct these fees from any refundable portion of the Guest's payment.

#7 No illegal downloads from the internet account of this property.

#8 Guest ensure to have a crime free record and won't carry any weapons to the property. Weapons are not allowed in this property.

#9 If any non following of the house rules by a guest leads to having to discount or refund the next guest, you are responsible to cover the resulting costs.

#10 By booking with us, you understand that you are a "Guest" to our place and not a "Tenant", only allowed to stay for the time booked and agreeing to leave the property on check-out time.

#11 Any violation of the house rules can lead to an immediate removal of all guests without refund.

April Stay

My stay was great the only thing thing was the dryer was loud so we could only run it when we left. The property manager was really good with communicating. We had some trouble with the cable but he took care of that right away. All and all it was a great stay!

Well taken care of

House was as pictured, beautiful. It very close to the pool area. The furniture was comfortable the house felt like a home. The main king bed was an adjustable and the rest of the beds were fine. We know that they are never like your bed at home. All the cooking ware needs to be replaced and more pieces needs to be added but that wouldn’t stop me from renting this property again. We just went to Dollar General and bought some other pieces.

Fantastic experience

We really enjoyed our time and the location was great. This was the 2nd time we stayed within Regal Palms and it was important to us to be close to the pool and club house area. This home was perfect. 2 min walk to the pool so it was easy with the kids. Property owner was great to deal with and very quick to respond. Check in was easy and the home was spacious and clean. Will definitely stay again.

Overall Good Stay W/Small Issues

Overall our stay was good and the property was centrally located to needs and easy drives to the parks. The property owner was responsive but failed in certain areas. 2 out of the 4 TV’s had to be troubleshooted for them to work, ceiling fan lights were not functioning in any room the property owner offered to come by and fix it but these are issues that should be caught before someone checks in. Also, the back patio had 2 Wasp Nest filled with Wasp and we couldn’t sit back there. There was also a deposit required upon check in that was almost half the price of our stay. Properties require deposits but this was not disclosed and the amount until the hour we checked in. Overall a nice property but some attention to detail would make this property a 5.

Gorgeous townhome - great community

This is our 2nd stay at Regal Palms, first time at this property. The community - pools, facilities, location - it’s all great. Kids loved the water slide and lazy river. The pool area is perfect to enjoy the sun, the water and make happy memories. This particular townhome was perfect for our family. It’s clean, spacious, comfortable and has everything you need. Kitchen was adequately stocked and yet had plenty of space for our stuff. We stayed 5 weeks so we always have lots of stuff. Beds are comfy as is the living room and kitchen furniture. And then there’s the property manager. We had a couple minor issues which he was very quick to resolve. Our stay here could not have gone better. We can’t wait to come back.

Vacation

Home was nice as described. Beds were comfortable. It was very close to the pool and club house. I only had one problem. When we arrived at the home after driving from Michigan to Florida (we arrived around 8:30 pm) It was very hot and uncomfortable in the home and the AC was not working. We called the host Fernando who answered the phone right away and guided us through getting the AC turned on. It was a very hot night for us as it took forever for the home to cool down. We thought we had it working, it struggled to keep up at times because the home owner has it set on a schedule and she was out of the country. We had left for a day and went out for about 5-6 hours came back and it was very hot in the home again. We made another call to Fernando which he was helpful and it wasn't his fault but the following day he sent someone to fix it. It worked well after that. We however did enjoy our stay and would stay again.
