Big Ocean Breeze House close to Park and University

Place in a beautiful and serene Esquimalt Lagoon area in Victoria BC.
Partially lagoon view with a short walk to Hatley Castle, Royal Roads University and Esquimalt Lagoon.
Spend a day walking in the park and on the beach, visit Fort Rod Hill or go to Victoria downtown - everything is a short stroll or short drive away.  Birding at Esquimalt Lagoon. Do not forget to look up too. You may sight a Belted Kingfisher sitting quietly on a branch and either stalking the shorelines or perched high in the evergreens, you may see a number of Great Blue Herons.

Comfortable place with fully equipped kitchen, spacious living room, comfortable high end beds and big patio. Stay connected with high speed WiFi. Enjoy your meals out on the patio, where you can smell the ocean.
The place we offer is the main (second) floor of a two story house + one bedroom, one bathroom on the first floor. The rest of the first floor will be locked up and not available for guests. We offer 2 parking spots for our guests which are located in front of our house. We need access to our garage once in a while, so our driveway should be available for us. You can use our driveway from 9 pm to 10 am.
You will have access to:
Master bedroom with king bed and private bathroom.
Second bedroom with queen bed. 
Connected two bedrooms with 2 queens,1 double bed. 
Second bathroom. 
On the first floor you will have access to one bedroom, one bathroom. The rest of the first fllor is not availabole for guests.
On the second floor you will have access to the large outdoor patio from the kitchen and connected bedrooms. The front garden and backyard are not available for guest use. However, you may help yourself to some blueberries growing from one of the bushes along our driveway.
Dear guests, please note two bedrooms on the second floor are connected (please see the pictures), most of our guests are family with children, and it is really convenient for them.

We have: spacious Fridge with bottom freezer, Range, Microwave, Coffee Maker, Toaster, Dishwasher, blender and more. Seating for 6 plus available.  Please let us know if you need additional dining tables and chairs. Kitchen use is welcome and  please use some complementary foods if you like(we keep them fresh), but please clean up and tidy after each use.  Washcloths, clean kitchen cloths and dish detergent are available for you.

You are welcome to use (or not use) some complimentary fresh food items we leave in the fridge and cupboards:  coffee, tea, sugar,  salt, oatmeal, quinoa, pasta, soup and other stuff. We keep them fresh and replenished when necessary. When we travel, and we come to our accommodation late, tired and hungry, we would be happy to have some.  If you don’t want these items, just ignore them. We have plenty of room in our fridge and cupboards and they don’t take much space.

Laundry
You can use washer and dryer for CAN 5  extra, but you do not wash \ dry any footwear.
If you book our house for more than 2 days, you have one complimentary laundry (1 use for 2 days).

First aid kit: in the kitchen cupboard, right to the microwave. Please let us know if you need anything specific (First aid kit) 2 days in advance of your arrival time.

Dear Guests,

If you have a complaint about any aspect of the amenities, cleanliness or overall condition, please reach out to us within the first 2 hours of check in. Upon addressing this complaint you're authorizing us to come into the property and to solve the problem up to the standards that you require.

If you have any concerns or issues arise, do not hesitate to contact us.
If you are not satisfied with the cleanliness of the house, we will send a cleaner to amend the issue.
For other concerns, we can appear at the house to assist you.

House Policies:

Please treat our home the way you would treat your own home and leave it in reasonably clean condition.
- No outdoor footwear inside of the house. We offer a few slippers (only for indoor use) which are washed after every use. You are welcome to bring your own indoor footwear.
- No smoking inside of the house, patio, front yard or backyard for your safety reason. You are welcome to smoke outside of the front entrance – we will provide you with an ashtray, and please let us know in advance you would need one.
- We love pets, but no animals of any kind are permitted due to guests and hosts' allergies. (there is a security camera in the front yard).
- No visitors. ($20 charge for additional guest /night). Please enter the correct number of guests (there is a security camera in the front yard).
- Quiet time is 9 PM - 9 AM. Please refrain from playing loud music after these hours.
- No partying or illicit drugs are permitted. STRICTLY.
- Laundry room is only available for stays of 2 nights or longer. (2 days - 1 free laundry). Also you can use laundry for $5, but you shouldn't wash your outdoor shoes in our washer.
- Parking is available 24/7 in front of the house for 2 vehicles if not authorized.
- Sometimes we come for maintenance (1st floor) and gardening. Your privacy is important to us.
- We expect double occupancy for each bed (two adults to each queen size bed). If you are planning on using additional beds please let us know in advance and they will be prepared at no extra cost. Bedding will be provided only for the number of beds that you request.

Additional Fees:
Additional fees may be added if policies are violated:
If the house is found to be excessively dirty (outdoor footwear has been worn inside the house, footprint on the walls, furniture, bedding, garbage is left around the house, or spills and stains are present on furniture, bedding, or gas stove is extremely dirty) a $100 to $500 CAD cleaning fee will be added. The cleaning fee will be determined by the host or a professional cleaner.
If the house smells of smoke, or if cigarette butts are found in the house, patio, front or the backyard, a $200 CAD per night fee will be added.
Dear Guests with children,

We offer our listing for infants (under 2 years) and children (2–18 years).
However, you will take all responsibility for your children, so before you book please check all pictures of our listing, and let us know if you have any questions or concerns. Also , please let us know via Airbnb message thread if you need anything else to keep your children safe.

Dear guests, we do not have any special check our instructions.
Please RELAX, and take care of yourself and your group. You can leave the bedding as is. If you have a lot of garbage, you can just put it into the garbage bin which is located near the garage.

Early Check in
If you would like to come for an early check in (8am - noon), you can book the previous day for 50% of the cost depending on availability. Before 8 am, please book previous date.
There is a $50 rush cleaning fee per hour for early check in (noon - 4 pm).  

Late check out:
$50 Late check out fee (after 11:10 am), if not authorized.
