rent includes all utilities and wifi.

Walking distance to shopping, dining, pharmacy, and schools. Easy freeway access , minutes to the Strip, LAS airport, Costco, Walmart, pet services, dental and medical offices, the Galleria, AMC movies, Henderson Hospital, Roseman University of Health, etc....
Minimum stay is 30 days.
The house has security cameras in the exterior.

POOL/SPA IS open seasonally not year round and is NOT FENCED. GUESTS ARE FULLY RESPONSIBLE FOR THEIR OWN SAFETY and not allowed to have visitors. NO CHILDREN IS ALLOWED IN THE POOL/SPA UNACCOMPANIED BY AN ADULT. GUESTS ACCEPT THAT OWNER/MANAGEMENT WILL NOT BE HELD LIABLE FOR GUESTS SAFETY AND BODILY INJURY.
No smoking/vaping inside the house. Cigarette butts must not be littered around the property. There is a $200 cleanup/penalty if found.
Landlord pays these utilities; however there is a $400 cap on the sum of
water, gas, and electricity (solar cost of $215/month included in this sum).
Landlord pays for garbage/recycle, wi-fi, weekly pool service, and periodic gardener service. Landlord does not provide cable TV service.
Tenants must take put garbage in trash bin and appropriate recycle items in the recycle bin.
Tenants must take out these bins to the sidewalk on Friday night for early Saturday pick up unless otherwise notified by the city due to holiday schedules.
Tenants must return these bins back behind property metal gate by the end of next day (Saturday evening). Tenants will have to pay any penalty issued by the HOA if bins are NOT taken back behind the gate timely and out of public site.
Minimum 30 day booking at the start then can extend by days or weeks if available.

RENT amount is different for each scenerios and IS seasonally VARIABLE however for stays longer than 60 days we can lock you in a fixed rent amount.
There is a mandatory one-time cleaning fee.
No smoking inside the house. There is a $150 penalty for vaping or smoking inside the house and a penalty of $250 to rid of odors which may require new wall painting to suppress the smell permanently.
