Great Unit, Mgmt Could Improve
The unit itself is a good option for those looking for an apartment near the main shops and restaurants in Aspen. The unit was clean and easy to access with a simple electronic door code. And while the decor and unit are slightly dated (think late 90s/ early 00s), the space was really great for my group and I during our stay. We appreciated the easy access to downtown, the slopes and a solid kitchen for our morning fuel ups before starting a day of skiing. It does not have a hot tub or hot tub access anywhere nearby, so be sure to keep that in mind.
The reason for the middle of the road rating is marked by two key factors which I want to strongly urge any future guests to consider:
- The demeanor of the property attendant is poor at best and accurately, offensive. I'm currently navigating a bit of a mixup with the unit parking pass and the attendant was terribly rude and short, despite my calm and logical tone to our discussion.
- Which brings me to the second shortcoming - the contract. I booked this unit through VRBO and never signed a contract with Evoke rentals (the management company), yet have a property agent insisting otherwise. Instead, they emailed a link and assumed complicit agreement because I didn't cancel the rental. You'll need to comb through the Evoke emails line by line to notice that a separate contract with additional terms is now imposed. These terms are not made clear by VRBO at booking. Regardless, agreeing to an amenable set of contractual terms is no issue and I get a landlords need to ensure their own interests are protected in leasing out a space. But that needs to be within reason. Apparently, in the contract I never signed, the landlord would like to suggest a $1000 replacement fee for a lost plastic parking pass. It was an honest mistake in which we accidentally left the pass hanging on the rental car rear view mirror and left without noticing. While any guest must accept responsibility for lost property, the fees for an honest oversight also need to be reasonable. The landlord of this property is apparently quite delicate about his pass and was apparently fumed about the error. Whats more, the fee for this error is apparently more than 3 times that of someone smoking in the unit ($300 vs. $1000). This seems all together illogical.
So, my advice is if you do stay here, be certain you do not forget to leave the pass or be prepared to deal with one very unpleasant property manager.
Kathleen, while we're glad that you enjoyed the condo overall, we're sorry that certain aspects of your stay fell short of your expectations. Evolve is listed as the host for this property, and we provide our terms that are agreed to prior to booking. Additionally, we have a team that is in the office 24 hours a day, 7 days a week who is always happy to answer any questions that guests may have about a reservation. The fee imposed for a lost parking pass is a last resort as parking passes in Aspen are extremely difficult to obtain and replace. Additionally, the local property manager had to immediately work to gain another pass for the guests who are supposed to check-in shortly after your stay, costing the owner a large number of overtime hours. The homeowner is working diligently to ensure returning the parking pass is as seamless as possible for future guests. We are looking forward to helping the owner continue to provide excellent service for each guest that they host in their vacation home, and we wish you the best in your future travels. We stayed here for the Aspen Food and and Wine Classic and the location could not have been more perfect. The only negatives were lack of any place to park close by b/c of wine and food and that something stinky was left in the disposal so the whole apartment stunk for the first day until we figured out where the smell came from (so please remind the cleaning staff to run the disposal when cleaning).
Very bad current situation
When we arrived our unit was uninhabitable. Workers with masks were painting the interior and it was completely covered in plastic. The outside of the building was also completely wrapped in scaffolding.
A contractor working on the unit told me that I was to occupy another unit and took me around the rear of the building to ascend 3 flights of scaffolding steps to the unit's back door.
There was no A/C or heat, some burned out lights, spiders in the kitchen (5), and no access to the front door or front window: blocked by plywood.
I had been contacted by Evolve several weeks prior to my arrival advising me that some work was being done on the exterior balcony. I asked how extensive was this work and could they provide a photo. No photos available but I was assured the work was minor and would very likely be done before my arrival. Based on that, I did not cancel or reschedule my visit. Bad mistake.
Evolve gave me the opportunity to cancel my reservation with a full refund after speaking with them that day and telling them how unhappy my family was with the situation. (A partial refund was not confirmed until the next day when I actually spoke with an Evole employee.) We decided that it would be even more hassle to deal with finding a new hotel in Aspen for a weekend in October, so we stayed two nights. I was able to obtain a 50% refund (less the VRBO charge).
If VRBO/Evolve was able to send me at least two reminder notices of my upcoming stay, they certainly could have advised me that construction was NOT complete and that I would be moved to another unit. Never again.

We would have immediately contacted you and worked with you on finding new accommodations had we been informed that construction was still ongoing during your reservation. We had only been told that minor cosmetic construction was being completed before your stay, which is the information that we passed along to you along with a discount and an offer to cancel without penalty. Since we do not provide on-the-ground services for the properties in our network, we rely on our local contacts to keep us updated on anything that might impact our guests' experiences.
