This property is beautiful!

We spent the majority of our time outside on the patio or in the pool. The yard is completely private and the green views surrounding it are amazing. The house felt even more spacious than the pictures online showed. Two out of four bedrooms had broken a/c units, which Richard had fixed during our stay. Even without a/c we slept quite comfortably.

The security gates are a bit of a hassle, but worth the security we felt.

The kitchen was well equipped (could use new frying pans) and having the wine cooler was great for beer and wine. At half the price you would pay for a hotel, and with so much more amenities and space, it's so worth it.

We loved our time in Luquillo and plan on booking this property in the future!

This was the perfect place for my friends!

The house was really great- the view of El Yunque could not be any better! We utilized the amazing grill, the pool, and the roomy interiors! Richard was on call the whole trip, helping us whenever we needed it.

We didn't know this prior but you do need a car to get around Luquillo! The house is in a great neighborhood and Kioskos and Luquillo beach are very close, but you need a car to get to them. You technically could walk but you'd have to walk along the nearby highway which didn't suit us!

Terrific location, Beautiful House but sadly in need of upkeep, maintenance and pest control

This was our 10th vacation in the islands renting a home. This was the first time we have had such a miserable experience with the house. We chose this home because of its location, pool, kitchen and layout. At the time we booked here there were five positive reviews. Since we made our reservation the reviews have declined. I contacted the homeowner before our arrival and he stated he had fixed the complaints listed by the previous reviews. Sadly, he had not. So, here is our story: First of all to enter the gated community two passcodes are needed. These did not work and we had a frustrating ordeal getting access to the place after a long day of travel. The homeowner stated the community had changed the codes without notifying him. We could not find the hidden key to access the entry, because it was not where we were directed to look for it. Upon entry to the property we were greeted by an army of ants. And they continued to invade the property for the entire week we were there. I contacted the owner about the deplorable condition of the cleanliness of the property: trash on the front lawn, weed knee high, the ants, the dishes in the cupboards having dried food on them, the coffee cups still having coffee stains and lipstick stains on them, the cupboard doors falling off their hinges, no hot water, a drawer with pots and pans in it you could not open because it collided with the oven door, ants infesting the bathroom and front bedroom. The DVD player did not work which was terribly disappointing as movie night has become a vacation tradition. The TV could not get basic cable - so we were unable to watch the football finals, the list goes on. the owner sent out the cleaning lady the next day. I watched her cleaning and then pointed out to her things that still weren't cleaned- like the dishes in the cupboard, and hair on the tile floor and bathroom shower walls, and her response to me was not to worry about it, I was on vacation, go out by the pool and relax. Well, in our family none of us is great about relaxing with ants crawling all over our belongings. The children were freaked out in their beds and refused to bath in the ant infested bathrooms. The owner sent an exterminator over, and a plumber ( the cleaning lady broke the shower head while cleaning it). The week went on with an endless number of dismal experiences. the pool cleaner never showed up, the lawn service came the last day of our trip. owner provided refund of $150 for cleaning+200

Beautiful house, but a few things needed to make it perfect

We were a group of eight that stayed Christmas week 2016. The house was plenty big for all of us. The pool and (unheated) spa were used every day and were great. There were beautiful views of El Yunque National forest. The gardens on the property were nice and we had some little green iguana visitors. The house is in a gated community and the entry system was a little complex (2 places to enter codes, etc). We loved the Luquillo location and would stay at this end of the island again.

A couple of things could be improved that would make this house a 5-star stay. It needs a little TLC and maintenance. A fresh coat of paint and some updated decor would do wonders. Both kitchen garbage cans were cracked and broken. The kitchen could use a few more amenities (scissors, a couple of extra serving bowls, some new frying pans). The toliet paper holder fell off in one of the bathrooms. A set screw needed to be tightened. Not a big deal, but there were no tools in the house for us to fix it. When we walked in, there was a pile of sheets on the couch and some items on the coffee table. I assume they were left by the cleaning crew. The master bedroom AC smelled musty. There were bars on the inside of the windows that made it difficult/impossible to open them.

None of the above would stop me from renting this beautiful house again, but having stayed at many other VRBO/HomeAway properties over the last 5 years, this one was not quite up to the standard that we are used to seeing.

Good house but could be much better

The house was nice and accommodated our group of nine well. The location was good and it was a nice neighborhood with a good view. The owner (over the phone) helped us get the wifi working when it stopped our third day there. There were some things that could be maintained better like the broken trash cans (literally falling apart), dirty ceiling fan in the hall bath, no paper towels or basic condiments like salt and pepper. We did not have enough toilet paper to last the whole stay for a group our size (disappointing to have to buy our own) and did not have enough trash bags. The hall bath had problems with the toilet flushing and almost no water pressure in the shower (clogged shower head maybe). Another thing that was disappointing was some noticeably dirty dishes in the cabinets. It is a nice house but needs a little more attention to detail. It would have been helpful to have a set of directions at the house, not only for things within the house, but also suggestions for dining and activities in the area. We had to call the first night when we had no hot water...there was a switch in a utility closet that needed to be on for the hot water heater to heat up. We had to search all over for the pool lights. One issue that proved frustrating was getting into the neighborhood. There are two gates that you must go through, which is great, but you have to stop each and every time and speak to the guard. The guard told us the first day that we were supposed to have a remote for the first gate and a sticker for the second gate. I called the owner about this and he said that he was not set up for that system. For the most part that was fine, but we were told later in our stay by another security guard that we must have the remote and sticker and he appeared annoyed by us coming to the guard gate each time. Of course, that was the only way we could enter the neighborhood. Fortunately, this was late in our stay and it did not cause a problem again. Once again, it was a decent house to stay in and had plenty of room for our group. I hope the owner will consider some sort of information book to be in the house and be a little more involved so that there are plenty of supplies and assure the cleanliness of the house.

Vermieter-Kommentar: Thanks for your constructive criticism Michelle. The only way we can make improvements for future renters is because of suggestions/comments from prior renters. For future renters allow me to reassure you that the issue with the toilet not flushing, cleanliness of plates and broken trash cans have been addressed. Also a stern reminder to my cleaner about fans and cleanliness details. I have had her for many years (see all 5 star previous reviews). Some of the criticism and complaints could have been easily avoided by simply reading the instructions I sent and always send with the directions and check in information for the house. I did mention to Michelle on the first night, when she called me about the hot water, that the check in instruction also had information on how to turn on the hot water and much more. Unfortunately her review shows she did not read this information. The following information is provided with the check in instructions: Pool lights info Hot water switch info and Security gate access codes with alternative code so that for each gate you have 2 codes that work and have 2 different people that can open the gate. (One is the 24 hr security and the other is me) Plus much more info like wifi code, when the trash men come etc. When I answer the first inquiry on homeaway its usually with details of my own personal website www.riomarvacation.com explaining that my website is a great source of information about the local area like things to do, tours and attractions. I mention to all renters (again in the check in instructions) to download the homeaway app that has a section call "hospitality" that is loaded (by me) with information on local beaches, restaurants and tours and much more. Additionally the house has many publications like "Que pasa" and "places to go" with wonderful ideas for tours and activities in the local area. I hope this helps you make a good choice on where to rent for your vacation and I hope that having read the above info you will pick my house (especially since you now know all the above!)

Nice house that needs to be fixed

Let me start with the pros first.

- The house size was great for a large group. We never felt on top of each other . Which is important when you have different sides of the family all staying together for a week.

- Great location for getting to the beach and rainforest.

- Pool was fantastic for the kids.

- While we were there, Richard was responsive.

Now we will get to the cons:

This house has not been regularly maintained. There were tons of small little things that I didn't even take the time to complain about with Richard because I would have been texting him even more than I already was. Ice maker not working, small ceiling leaks all over the house causing drips over the sink and the ceiling finish to flake on onto the couch. A outlet on the fritz causing the microwave to go out and the lights above it. These are all things that are small (although annoying) in my opinion and are kinda normal house stuff.

Richard did have a locksmith come out while we were there to fix the backdoor lock that fell apart while we were there and apparently had people on the way to fix the electrical problem and the shower that had no hot water.

My big problem was the major roof leak in one of the bedrooms. It was so bad that mold had taken over a wall in one of the bedrooms and started growing onto the linens of the bed. I have never seen mold like this in a house before. The wall finish and paint was peeling from the wall and starting to grow white fuzzy mold on top of the normal dark mold. Plus every time it rained (remember, its the rainforest, so it was everyday) the water would come down the wall and leak onto the floor. By the time we left it was starting to grow into the neighboring room.

When I let Richard know about it he let me know it would be fixed with a roof patch and new paint after we left. While I understand why it needed to be fixed once we left it, caused us to have house with less rooms than we paid for, and needed. This room was unacceptable. No one should have to pay and stay in a room like that and any other company would give compensation. I have kindly asked him for a partial refund since I received a 3 bed/2 shower home but paid for a 4 bed/ 3 shower home. But I have received no response from email, through Homeaway messages or through text, other than he was 'looking for the email' . I have also contacted Homeaway with pictures attached and heard nothing from them. They have my money, so why fix it? Renter beware.

Vermieter-Kommentar: Unfortunately the week Lisa stayed there was a freak low pressure causing rainstorms not seen on the island before and flooding many parts of the region. The roof of the property also got flooded and water came into one of the rooms via an AC duct. Because of the wet wall and continued rain the wall did not dry up and mildew quickly formed. It was not black mold and did not put the room occupants in any danger at all. The roof has since been sealed to stop high rainfall experienced that week from leaking into the house. We have also cleaned and repainted the affected area of the wall. As you can see we have a good track record with other renters up until this point. I hope this review, which was caused by circumstances out of my control, will not put you off what is a great vacation home and one enjoyed by many families before.
