A refundable security deposit of either 15,000 pesos, or US$ 326 must be paid to my staff in cash on check in arrival date at the apartment , and this will be 100 % fully refunded to you on check out date , in full in the same currency that you had paid , at the very moment of leaving the apartment . In case of items damaged or lost from apartment, or in case of over excessive use of electricity , any outstanding excess electric usage fee, or cost of items damaged or missing , must be paid before checking out from apartment , but if the above are still not paid by tenants, on check out date, they will be deducted from this security deposit . Tenants that refuse to pay this refundable security deposit must not book this apartment , and tenants that book this apartment, and yet refuses to pay this refundable security deposit , on arrival at the apartment , will be refused entry into the apartment , with no compensation . When you are finally at the apartment with my staff on check in date , my staff will go through with you all the items in the apartment , and explain to you the use of the items , and also will pass you the keys to the apartment , and this is the best time to ask questions about the use of the items in the apartment, and also the best time to test out the items in the apartment together with my staff, to make sure the items are working fine. If the tenant fails to turn up on check in date and time then the stay will be considered as a no show and rent paid will not be refundable and the tenant will not be allowed to check in on another day. Please try to be punctual for the check in and check out meeting up. After check out procedures have been done at the apartment, the guests need to immediately leave the apartment and not stay on , since other new guests need to move in , soon after your check out from the apartment . Even if the stay is shortened,the rent already agreed upon or already paid cannot be reduced or refunded. In case of equipment deliberately damaged or missing from apartments,tenants need to pay for the cost of replacement or repair of items in Philippine pesos cash before leaving the apartment. Guests will not be charged for items in apartment that break down or that stop working ,if the cause of the break down has got nothing to do with the guests. If an appliance mulfunction due to internal problems in the appliances that is not the fault of the guest/tenant then to be fair , we should not charge the guest/tenant any charge. So far almost all of our guests do not need to pay damage or missing items charge. No smoking inside apartment except at balconey or window area No pets allowed No cats and no dogs allowed. During the stay, everyday please tie up all waste food or food substance into the trash bags that you can buy at nearby supermarket, and everyday please throw the trash at the rubbish collection point , and everyday please wash all used plates and cups, to remove all food stains and food particles, so that pests cannot have access to any waste food so this way we can avoid attracting pests into the apartment. Tenants are not allowed to use the pretext or excuse that there is one ant or one insect or a few ants or a few insects inside the apartment, or that there are a few specks or a few grains of dirt inside the apartment, to ask for a refund of the rent paid, and tenants that are not able to agree with the above terms and conditions, must never never make a booking of this apartment, and tenants that use the above excuses or pretexts, to ask for a rent refund, will not be entertained . Since this is an apartment and not a hotel, so cleaning of apartment by my staff will be done, before your arrival, but during your stay, there will be no daily changing of bed sheets and no daily cleaning of apartment, but you can request my staff to do that for you for an extra fee if you like to, and we can provide one extra set of bed sheets and pillow cases for your use , during your stay, if you want, at no extra charge . Electricity is free as long as it does not exceed 510 KWH per month .For example if you stay for 12 months then you will get 12 X 510 KWH of free electricity, and most guests DO NOT NEED TO pay for excess electric usage as long as you turn off the aircon and electric appliances when you leave the apartment or when not using the electric appliances , and in the very very rare case of excess electric usage, then the excess electric usage fee is 12 pesos per KWH electricity that goes over the limit ,and excess usage fee,if any , will need to be paid in Philippine pesos cash before checking out from apartment. Every 2 months, my staff will come to the apartment to check the amount of excess electric usage fee if any, and to collect the excess electric usage fee if any, but from past experience, the amount of excess electric usage fee for most guests is usually zero or very low since the cost of stay already includes a generous amount of free electricity . The one Philippine passport or Philippine ID that you should use for the move in paper work is EITHER 1 PHILIPPINE PASSPORT OR PHILIPPINE GOVERNMENT ISSUED ID or PHILIPPINE POSTAL ID or PHILIPPINE SSS ID of any 1 adult TENANT in the arriving party and we also need to know NAME AND AGE OF ALL THE TENANTS COMING TO STAY , After confirming your stay, and making payment for your stay , you need to quickly email us a copy of either the Philippine passport or Philippine ID of any one tenant and also please print out and fill in and sign the move in forms and lease of contract, and then scan those completed move in forms, and email to me, not later than 5 business days before check in date (excluding saturday and sunday which are not business days ). Alternatively, you can instead please quickly fix a date and time with my staff so you can come down , not later than 5 business days before check in date , to 1)meet my staff and 2) to view the apartment and 3) to pass a copy of one tenant's Philippine passport or Philippines ID to my staff and 4) to fill in and sign the move in papers and lease of contract but if you are not able or not willing to get the move in paper work done online or by meeting up my staff 5 business days or even earlier before check in date, then the move in paper work, will only be done , at the condominium lobby on your official check in date , but since the move in paper work takes 4 business days to be completed, that means your check in date, will be pushed back by 4 business days, not counting saturdays and sundays, if you choose not to do any move in paper work, until the very day of official check in, and there will be no compensation to you for the delayed check in caused by your late submission of move in paper work.
