Love this place.

This was our second visit and we love it. The beds are great. The two bathrooms make a big difference. The staff is friendly and helpful. The only negative we can state is that we both had pads (we didn't on our first visit) and the wifi kept going out. We turned the router off and on but it didn't help. That being said we will be back. We do love it and thanks Lucia.

Great accommodations!

This spacious, sun-filled apartment is surely a hidden gem in the middle of Manhattan. Easy to access, and an amazing neighborhood surrounding the property led to many adventures, with a cozy place to retreat to after a long day. Sure to enjoy morning coffee and candle lit evening dinners on the spacious back terrace, which make you feel like you are in the suburbs. Lucia was so gracious- a huge personality that is sure to make you smile.

the good, the bad and the ugly

the good: location / 2 blocks from the no. 6/ size of the apartment is excellent with two bedrooms and ample space for dining and entertaining.

the bad: the security is non existent during the day as the commercial space on street level leaves the gate open for their frequent visitors. the gate was broken the second day we were there and the fix was to remove the spring. the gate also was rusted out and in need of replacement. the furniture was almost as old as the townhouse. the couches in the living room were from my grandmother's era. the couches in the tv area were only slightly newer. the tv's are the old tube variety so HD is not available and neither was larger than 36''. the heat in the front bedroom was non existent and the windows had sheets over them to block the draft. the windows when opened on a nice day did not stay up and had to be propped up. each of the beds in the front bedroom had multiple blankets which should have been a clue. the back bedroom was equally as heat deficient. the back porch had a grill [you provide the charcoal] with a broken wheel and apparently hadn't been cleaned since acquisition. the two tables and six chairs on the porch were plastic and at least 20 years old. the two bathrooms water pressure was also limited to a sprinkle and the main shower needed 10 minutes to reach an acceptable temperature to shower. the rugs looked like they were not cleaned at all [just vacuumed between rentals]. we had to buy acceptable bath towels since the towels in the apartment were old and scratchy. the second bathroom was narrow and the shower dangerous to enter and exit. the toilet is the lowest toilet i've ever seen and one could not readily get the toilet paper when sitting on the toilet. the lighting was inadequate in the tv room where two of the three bulbs were out and the landlord's representative was notified of this upon check in. they were never replaced and we couldn't do it ourselves without a ladder which was not provided. many of the kitchen dishes were chipped and in need of replacement.the wifi provided would not sustain multiple devices at the same time and went out numerous times during our 2 month stay.

the ugly: the landlord wrote to us 7 days before check out and advised us that she would return our deposit upon check out after inspection by her personnel. she lied as she never had any intention to do so. this is not a place to consider and this landlord is not trustworthy.

Vermieter-Kommentar: Rose Hill Heights...Carter Hayes returns with wife & puppy ... He pestered us for over 5 months to get a better deal on renting our property. On Jan 31 @ 10AM they came to the apartment, used the bathroom, walked thru the entire apartment signed the lease & paid the rent. security - we have ADT, closed circuit surveillance camera in the front courtyard & monitors in each unit. They requested that the monitor in their apartment be removed because it was not aesthetic. The caste iron gate was repaired & both gate & front doors to the building were in the locked position not creating a security risk. However, by removed the monitor from their apartment making it impossible to see who was buzzing at the gate & entering the building was creating a security breach for all tenants. On January 31 they did their walk through BEFORE RENTING THE APARTMENT & they saw that there was one 36" tube TV in the den and a 24' flat screen TV in the master bedroom & THEY SAW all the couches, THEY SAT in the chairs that were in the apartment. There is baseboard heating, 3 Mitsubishi split ac/heating system as well as electric blankets in the apartment - this dispels the lack of heat. The front windows of the apartment are winterized. In the spring they are cleaned, repaired & the front flower bays are planted. We sent out a written notice to all tenants in the building that we were scheduling Spring Cleaning they would not allow our staff access thoughout their 60 day stay. Having resin patio furniture is not a breach of contract. During winter the terrace does not get much use. The grill has seen better days and was scheduled for replacement this spring. We attempted repeatedly to get access to the apartment but were denied. The rugs and all upholstered furniture in the entire apartment were professionally cleaned in December of 2015. We have 24 sets of towels in each apartment that get regularly replaced. They were arrogant, belligerent, condescending, destructive & evil. They put their garbage in the common stairwell & courtyard of the building; they created a flood that leaked into the lower floor; they clogged the kitchen sink several times with coffee grinds; they clogged the toilet several times; they complained & harassed our staff incessantly. We asked them to stop destroying our home & to vacate - they refused. 60 very positive 5 star reviews & dozens of return guests speak for themselves. Thank God they left April 28!!

Very nice accommodations!

We really appreciated the apartment's great location and the large living and dining room areas. The owner's representative was very helpful with accommodating leaving our luggage after checkout time while we went out to lunch before leaving the city. Thanks very much.

An Excellent Home Base!

My wife, 3 teenage daughters and I stayed for a week. Lucia was such a great host and made all of our communications easy. We loved the location and the space that the 2nd level suite offered for us. Each night, after many hours of site seeing throughout New York, we knew we had a large, comfortable space to return to. The girls are already asking when we can return! Best wishes Lucia and we can't wait to stay again.

Love this place and do not want to leave

My daughter and I still have our 3rd week left here and we are so in love with this home! I cannot say enough nice things about the home, the owner, Andy, the property manager and the whole experience. Beautiful place with the most home like comfortable feel. Lucua has been awesome about communication and Andy is just a delight to talk with. I live on the back patio! My 16 year old and I are here while she takes an art class and she loves it too. The front bedroom gives her privacy away from my back bedroom. We are huge theater fans and easy to get to/from the theaters from here. Close to so much and great neighborhood to explore. I am a runner so easy access to paths along both sides of Manhattan. So grateful to have this amazing place to call home during our NYC adventure. So grateful to Lucia and Andy for making our trip a joy.
