Beautiful three bedroom-three bathroom house situated on almost an acre. This newly renovated stylish home is located in North Sea - 1 mile drive to the Bay.

Perfect for a relaxing get-away this Fall/Winter and for the upcoming Spring/Summer.

I do have some basic rules in place, take a look and let me know if you have any questions or concerns.



We enjoy hosting like-minded people who treat our home and belongings with respect.



ADDITIONAL GUESTS

We have a per-person, per-night fee of $100 when occupancy exceeds 4 people. When booking, please enter in the correct number of guests to receive accurate pricing. The guest number can be altered at any time if anything changes -- however, we must have the correct number of paid people on the lease



Guest Count Verification & Security Camera Policy



For the safety of our property and compliance with our booking policies, please note the following:



Security Cameras: Exterior security cameras (including a doorbell camera) are installed at the front entrance. These cameras are used for security purposes and to verify the number of guests entering the property.



Accurate Guest Count Required: The number of guests included in your reservation must be accurate at the time of booking. Any changes to the guest count must be communicated prior to check-in.



Additional Guest Charges:



If the number of guests increases, the booking party is responsible for notifying us in advance and paying any applicable additional guest fees according to our house pricing rules.



Unreported Guests:



Failure to report additional guests prior to check-in may result in penalties, including additional charges, immediate cancellation of the reservation, or denial of access to the property. We appreciate your honesty and cooperation in maintaining a safe and transparent hosting environment.



Check-In:

Check-in is at 4PM. We can't accommodate early check ins as we have the home deep cleaned.



Check out is at 11AM.

Guest shall vacate the premises no later than 11AM on the day ending the term. If Guest holds over in occupancy of the Premises after the expiration of the term, Guest shall become a tenant at sufferance only, at a rental rate of $2,000 per day, and otherwise subject to the terms and conditions of this Lease, so far as applicable, and shall be liable for all damages sustained by Landlord on account of such holding over including lost profits.



Other Rules:



1) We kindly ask that the number you confirm in your reservation is the same number of guests you actually intend to sleep at the home. the max capacity for the house is 6 guests. Any false statements will terminate the lease or will require the payment of additional fees (Extra guest fee or Extra cleaning costs)



2) No entertainment policy. This property is not an event space and not to be used for Parties or events, bachelor or bachelorette parties. No DJ's or outside service staff permitted. The house is not marketed as an event space.



3) Please note, the house has an outside security camera system and doorbell for house protection. We are happy to approval practical requests and encourage you to communicate. Additionally, trying to cover or alter the device will result in immediate termination of the lease and no refunds will be granted.



4) No Diving or rough pool play.



5) No bonfires, fire pits permitted on property.



6) no smoking allowed on property (including the driveways and outside - No Vaping or Drugs)



7) please keep Music to a minimum and respect our neighbors.



8) 100% no smoking anywhere on property (including the driveways and outside - No Vaping or Drugs)



9) Please: no moving the furniture or beds.



10) No Fireworks, Drones or anything that can we launched into the sky.



The Neighborhood:

North Sea is a quiet, unpretentious hamlet comprised of approximately 12 square miles along Peconic Bay, bordering the Peconic River and Little Peconic Bay to the north and incorporating several bodies of water including Big Fresh Pond, Little Fresh Pond and Scallop Pond. Removed from the Hamptons “scene,” in North Sea you can find vestiges of a simpler time.



Although peaceful and low key itself, North Sea is within easy reach of the more glamorous parts of the Hamptons, just down the road from Southampton Village and minutes to Water Mill, Bridgehampton and Sag Harbor.



Getting Around:

North Sea Beach on the bay side is about 1Mile away and about 10 min walking distance, 3 min by car.



Cooper beach in Southampton is about 6 Miles, 14 Min by car



Other Things to Note:

Some other useful house rules:



1) Communicate the exact number of people you plan to sleep at the home, it must be the same number you booked on the Airbnb system. The max capacity for the house is 6 guests. Any false statements will terminate the lease or will require the payment of additional fees (Extra guest fee or Extra cleaning costs)



2) No Parties, No Smoking, No Drugs & Keep a clean and tidy home. No Dinner parties, lunch parties & hosted cocktail parties unless previously authorized. Communicate all needs / requests and I will help you.



3) Please respect the home as if it was your and be be mindful of the furniture



4) No Loud noise - no large portable speaker or amplifiers permitted



5) No smoking anywhere on property.





CONDITION AND USE OF PROPERTY

The Property is provided in “as is” condition.



Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.





RISK OF LOSS AND INDEMNIFICATION

Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.





Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.





RELEASE

Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.



-----POOL RULES-------



Pool Access is limited to the seasonal dates of May 16th to October 14th 2025. Pool heat will be provided between MD and first weekend of October!



Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed.



Pets are not allowed in the pool.



NO candles or glass is allowed in the pool area or in the pool. No Shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage cause to the pool during lease term , including damage caused by any person, including invited or uninvited guest, pets, animals or children. The pool is serviced and chemically treated weekly. Surrounding patio/deck may be slippery when wet.





By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.
